In the 12 months through late Q3, Dallas joined other high-supply Texas markets, with new construction homes making up a bigger share of transactions—up 7 points compared to 2019. This trend means new builds are shaping more of what’s selling in our city, and it’s something I’m discussing often with clients these days. For those navigating the Dallas/Fort Worth area, this change highlights just how much the sales mix has evolved recently. New homes are securing a stronger place in our market, offering fresh possibilities for buyers and sellers alike.

Dallas New Homes: Watch Pricing Shift
As someone who lives and breathes the Dallas real estate scene, I’m always watching for shifts that can create opportunities for my clients. Over the 12 months ending early Q3 2026, new construction made up about 26% of all home sales in Dallas—up from 19% in 2019, and nearly double what we’re seeing nationally. What’s especially interesting is the price difference: by early Q3 2026, a newly built Dallas home averaged $175 per square foot, compared to $195 for an existing home. That’s roughly a 10% savings on new builds. For a 2,000-square-foot home, that’s around $40,000 in savings—before even considering that Dallas remains more affordable than many other markets. This price gap reflects the pressure builders are under, with more finished inventory and added incentives, while many resale owners have the option to wait things out or rent instead. Dallas buyers are finding that sales offices are often ready to negotiate, especially when there’s plenty of inventory to move and list prices are just the starting point. If you’re exploring your options in Dallas, understanding these dynamics is key to making a smart move.
