๐Ÿก What does roughly $500,000 buy you on Clevelandโ€™s west side?

The answer changes quite a bit depending on where youโ€™re looking. ๐Ÿ‘€

Recent sales around the $500K mark included:

๐Ÿ“ Avon | $500K
A 2,643 sq. ft., 4-bedroom home built in 2000 in a golf course community with minimal updates.

๐Ÿ“ Avon Lake | $522K
A 2,527 sq. ft., 3-bedroom attached townhome built in 2024.

๐Ÿ“ Bay Village | $500K
A 2,462 sq. ft., 4-bedroom ranch built in 1962 with minimal updates.

๐Ÿ“ Rocky River | $507K
A 1,094 sq. ft., 3-bedroom colonial built in 1952, beautifully restored with modern finishes while keeping its original charm.

๐Ÿ“ Westlake | $532K
A 2,862 sq. ft., 4-bedroom traditional colonial built in 1977 with some updates.

Same general budget. VERY different homes.

Location, lot, neighborhood, age, condition, updates, home style, and square footage all play a role in what buyers can expect at a certain price point.

So hereโ€™s the fun question: If you had about $500K to spend, which community are you choosing? ๐Ÿ‘‡๐Ÿก

I'm starting some friendly controversy today. ๐Ÿ˜‚๐Ÿก
Whatโ€™s your most controversial home design opinion?

Maybe itโ€™s...
๐Ÿ‘€ Open floor plans are overrated.
๐Ÿ›‹๏ธ Carpet is actually cozy.
๐Ÿ“บ TVs DO belong above fireplaces.
๐ŸŽจ Gray walls are perfectly fine.
๐Ÿฝ๏ธ Formal dining rooms deserve a comeback.
๐Ÿ› Bathtubs are completely unnecessary.
๐ŸŒฑ A huge yard is more work than itโ€™s worth.
๐Ÿ  New construction has nothing on an older home with character.

There are no wrong answers... but there may be some judging in the comments. ๐Ÿ˜‚

When you list your home, exposure matters. ๐Ÿก๐Ÿ‘€

One of the goals of putting a home on the market is to make it as easy as possible for qualified buyers to discover it and for their agents to schedule a showing.

Why? ๐Ÿ‘‡

More exposure can mean more showing opportunities. More showings can mean more interested buyers. And when multiple buyers are interested in the same property, that can create stronger competition for the seller!

Thatโ€™s why your marketing strategy shouldnโ€™t stop at putting a sign in the yard or uploading a listing. You want your home reaching buyers across the market and you want the showing process to be as accessible as reasonably possible.

Of course, sellers still get to set boundaries around showing times and what works for their household. The goal is to balance those needs with giving the home plenty of opportunity to be seen.

If youโ€™re interviewing agents before selling, ask them this question: โ€œHow will you make sure my home gets maximum exposure to buyers and their agents?โ€

The answer matters. ๐Ÿ’ก

Want your home to feel warmer, cozier, and more inviting? Stop relying on one overhead light to do all the work! ๐Ÿ’ก

The trick designers and home stagers use is called layered lighting, and it combines three different types of light throughout a room:

๐Ÿก Ambient lighting: Your main source of light, like recessed lights, chandeliers, pendants, or ceiling fixtures.

๐Ÿ“š Task lighting: Light exactly where you need it, like a reading lamp, bedside sconce, or under-cabinet kitchen lighting.

โœจ Accent lighting: The finishing touches that create depth and highlight the best parts of the room, like picture lights, wall sconces, or lighting inside shelves and cabinets.

Using all three can make a room feel more comfortable, dimensional, and thoughtfully designed! And if you're preparing to sell, good lighting can also help your home feel bright and welcoming when buyers walk through.

Take a look around your favorite room tonight... Are you using all three layers? ๐Ÿ‘€๐Ÿ’ก

Fall has officially arrived! And that means one of the great household debates is back... ๐Ÿ˜‚๐Ÿ‚

When does the heat officially come on at YOUR house?

๐Ÿฅถ Below 65ยฐ
โ„๏ธ Below 60ยฐ
๐Ÿ˜‚ When someone else finally complains
๐Ÿ”ฅ Itโ€™s already on

And I know there are some Northeast Ohio households determined to make it to November without touching that thermostat! ๐Ÿ‘€

๐Ÿ” In honor of National Cheeseburger Day, I need to settle something very important...

Where can you find the BEST cheeseburger on Clevelandโ€™s west side? ๐Ÿ‘€

I'm talking the spot youโ€™d recommend without hesitation. Classic diner burger, smash burger, loaded with toppings, fancy restaurant burger... they all count. ๐Ÿ˜‚

Drop your favorite local burger spot below! ๐Ÿ‘‡ Bonus points if you tell me exactly what to order.

Getting your home ready to sell doesnโ€™t have to mean spending thousands on renovations. ๐Ÿก Sometimes the simplest updates can make the biggest difference in how buyers experience your home!

Here are 6 places Iโ€™d start:

๐Ÿ’ฆ Power wash the exterior, driveway, patio, or walkways.

๐ŸŒฟ Pull weeds and freshen up your curb appeal. That first impression matters!

๐Ÿ’ก Replace burnt-out bulbs and make sure your lighting is consistent in color and brightness.

๐Ÿงผ DEEP CLEAN. This one is worth every penny! A sparkling clean home shows buyers that the property has been cared for and creates a much better first impression.

๐ŸŽจ Consider neutral wall colors, especially if you currently have bold or highly personalized colors.

๐ŸชŸ Remove dated wallpaper and curtains that can make rooms feel darker or smaller.

You donโ€™t need to completely renovate your home before listing. Focus on making what you already have feel clean, bright, cared for, and ready for its next owner.

Thinking about selling? Iโ€™m always happy to walk through your home and help you figure out which updates are actually worth tackling before you list! ๐Ÿก
