An important quality in a real estate agent is the ability to think ahead and anticipate how certain things might play out in a transaction.
I've seen time and time again, the home inspector shows up and the seller doesn't have the home prepped and ready to be inspected. This can invonveniece for both sides and even incur extra fees when the inspector has to return to inspect something that wasn't accessible or because the utilities were off at the time of inspection.
That is why I remind every seller:
-Be sure that all of the home's main systems are accessible and not blocked by personal belongs (water heater, electrical boxes, service panels, pool and sprinkler equipment, attic access, etc.)
-Any gates are unlocked and unobstructed
-Remove or secure pets
-Ensure all utilities are turned on
Bonus: make sure smoke detectors are installed and have good batteries, air filters are clean, no burnt out light bulbs, reclauk where needed.
