Confession:

My phone is packed full of screenshots. Home design ideas. Kitchens I love. Bathroom remodels. Paint colors. You name it.

I save them, forget about them, save more, and the cycle continues.

It got me thinking...

I bet a lot of people do the same thing with houses.

They save them on Zillow.
Screenshot them.
Send them to their spouse.

I think a lot of people assume homeowners are just somehow… different.

Like one day they woke up with perfect credit, a massive savings account, and a deep understanding of mortgage guidelines.

Meanwhile most homeowners I know (including myself) bought their first house while stressed, confused, slightly overwhelmed, and Googling things at 11 PM.

Your buyer finally finds “the one.”
Everyone’s excited. Offer deadline is tomorrow morning.

So naturally you call their lender.

Straight to voicemail.

Because apparently their bank believes dreams, urgency, and real estate all stop existing at 5 PM.

Meanwhile I’m over here answering preapproval questions from a grocery store aisle, an airplane window seat, and one time while half asleep looking for my charger at midnight.

Memorial Day has always felt personal to me.

I grew up around a lot of people who served, including my dad, brother, grandpa, uncles, and cousins, so I’ve always had a deep appreciation for our military families and the sacrifices they make.

Today is a good reminder to slow down a little, enjoy time with the people we love, and remember those who gave everything for the freedoms we get to enjoy every day.

As landlords, we will always be incredibly grateful for our renters.

But one of my favorite conversations is when a renter says:
“Do you think I could actually buy a home?”

Because I absolutely LOVE showing them the possibilities. Most of the time people are more qualified than they realize. They’ve just convinced themselves they’ll be turned down before they even try.

And I understand that fear. Buying my first home was crazy intimidating!

But getting information doesn’t obligate you to anything. It’s just a conversation. A starting point.

I completely understand why people don’t want to lose their 3.5% mortgage rate. I probably wouldn’t either.

But sometimes we get so focused on protecting the first mortgage that we ignore everything else attached to it.

For example:

$250k mortgage at 3.5%
$100k HELOC at 9.5%
$50k in credit cards at 24%

When you look at the interest costs across all that debt together, the overall picture may be far more expensive than the mortgage rate alone suggests.

Sometimes the real financial stress isn’t the mortgage. It’s the debt wrapped around it.

Okay but can we talk about 40-year mortgages* for a second?

Because the first time I heard about them, my immediate thought was:
“Wait… we can do that?”

I’m always excited by different loan strategies and ways people can create more flexibility with their payments depending on their goals.

This isn’t one-size-fits-all by any means, but it is one of those products people hear about and instantly get curious.
