It’s Fire Prevention Week and most of us have lithium-ion batteries all around the house: from phones and laptops to tablets, e-bikes, and power tools. 🔋

This year’s NFPA theme is “Charge into Fire Safety: Safe Charging Is a Superpower.” A few simple habits can help keep charging safe:

• Use the charger that came with the device, or one approved by the manufacturer.
• Charge on a hard, flat surface, not on a bed, couch, or other soft material.
• Unplug the device once it’s fully charged.
• Charge larger items, like e-bikes and power tools, outside and away from anything that could catch fire.
• Stop using and replace any battery that is swollen, damaged, or overheating.

This fall, the market is not one-size-fits-all, and thoughtful preparation matters. In Chester County, homes sold for an average of 100.1% of the original list price, reflecting a competitive market overall. The average time on market was 21 days (compared with 18 days over the past five Augusts, which is 16.7% above average).

In Delaware County, the average sold-to-original-list-price ratio was 97.6%, pointing to a more balanced market. Homes averaged 26 days on market (compared with 20 days over the past five Augusts, which is 30% above average).

Realtor.com named September 27 through October 3, 2026 the best week to buy a home this year nationally. Buyer competition is about 30% below its annual peak, and there are more homes to choose from than earlier in the year. This is a national picture, and timing and conditions vary by local market, so it is a planning guide rather than a deadline.

In practical terms, buyers may have a little more time to think in some situations, while sellers need thoughtful pricing, strong preparation and clear presentation to help a home stand out. The right strategy can make a meaningful difference, from preparing the property before it goes to market to positioning it thoughtfully for today’s buyers.

• Median Sold Price: $405,500 (up 2.1% from July)
• New Pendings: 437 (down 8.8%)
• Days on Market: 26 days (30% above the 5-year avg)
