Where your kids learned to ride their bikes. Where the dog wore a path through the backyard. Where everyone somehow ended up standing around the kitchen during every holiday, no matter how much seating you had elsewhere.

So when people say selling a house is “just a business transaction,” I don't really see it that way. Yes, we have numbers to look at, contracts to negotiate, inspections to handle, and deadlines to meet.

But there's a person on the other side of all of it who's closing one chapter before they can start another. I've always felt like part of my job is understanding both sides of that process.

You can be ready for what's next and still be a little sad about what you're leaving behind. Both can be true.

And then there are neighborhoods where you pull in and immediately think, "Okay, I get why people love living here."

Sometimes it's kids riding bikes down the street.
Sometimes it's neighbors who actually know each other's names.

Maybe everyone walks their dogs in the evening, people decorate like crazy for Halloween, or there's that one neighbor who somehow knows everything happening within a three-mile radius.

But they can end up being some of the things you love most about where you live.

You find the house.
You write the offer.
It gets accepted.
Eventually there's a picture with keys at settlement.

But there's a whole lot happening in between those moments.

Inspections. Negotiations. Appraisal. Mortgage paperwork. Title work. Deadlines. Emails. Phone calls. Questions that pop up at 8:00 at night because someone suddenly remembered something.

And occasionally, a problem shows up that nobody expected.
That's actually where a big part of my job happens.

I'm keeping track of the deadlines, communicating with everyone involved, helping solve problems, explaining what's happening, and trying to keep everything moving toward settlement.

The best transactions can sometimes look pretty uneventful from the outside.

I see this happen with buyers all the time. We walk into a house and within five minutes there's something they don't like.

"I hate this paint color."

"These light fixtures have to go."

"I would never pick that backsplash."

Fair enough. :joy:

But then I usually ask: Can we change it?

Paint? Absolutely.

Light fixtures? Yep.

Backsplash? Eventually.

A busy road behind the house? Not so easy.

A location that adds 30 minutes to your commute? Definitely not.

When you're buying a home, it's really helpful to know the difference between something that's inconvenient to change and something you simply can't change.

I've watched buyers almost pass on great homes because of cosmetic things and I've also watched buyers get so distracted by a beautiful kitchen that they overlooked something that actually mattered to their everyday life.

Before we start looking, I always encourage buyers to figure out their true dealbreakers.

One person loves the big yard. Another immediately thinks about mowing it.

That's real estate. When you're selling, it can be easy to take feedback personally especially when you've loved and cared for your home for years.

But your home doesn't need every buyer who walks through the door to love it.
It needs the right buyer to walk in and see what you saw when you chose it.

That's why pricing, presentation, and marketing matter so much. We're not trying to convince everyone that your house is perfect. We're trying to make sure the people most likely to appreciate it actually see it.

Those places are a big part of what makes a community feel like home.

The pictures are beautiful. The kitchen looks huge. The rooms look bright. You're already figuring out where the furniture is going before we've even scheduled the showing.

The kitchen feels much smaller in person. There's a road behind the backyard you couldn't see in the pictures. The layout feels awkward. Or something just doesn't feel right. I've seen the opposite happen too.

A buyer almost skips over a house because the photos don't impress them and then they walk through it and absolutely love it.

One is the highest price, so naturally, that's the one that jumps off the page first. But then we start looking a little closer.

What type of financing are they using? How much are they putting down?
What contingencies are included? Are they asking for seller assist?
What's the settlement timeline? And what happens if the appraisal comes in low?
‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍ ‍‍‍‍‍‍‍‍
Suddenly, the offer with the biggest number may not actually be the strongest one. This is one of those parts of selling a home that people don't always see until they're in it. An offer is more than a price. It's a whole package and sometimes accepting a slightly lower offer with stronger terms can mean a smoother transaction and less risk for the seller.

That's why when I'm reviewing offers with a client, we're looking at the entire picture, not just the number at the top.

I've had a lot of conversations over the years that start exactly like this:
"I'm not ready to move yet, but I have a question…"
And I actually love those conversations.
