I don’t normally ask for this, but if you’re someone who sends good vibes, says a prayer, makes a wish, or believes in a little bit of luck, I’d appreciate it for a few of my real estate clients right now.

I’m currently helping three different families navigate the final steps with homeownership, and each of them has overcome significant challenges along the way—health struggles, financial hurdles, and circumstances completely outside of their control. They’ve worked incredibly hard to get to this point, and they’re so close to receiving news that could truly change their lives for the better.

Of course, we’re not leaving it to chance. I’m fortunate to have an amazing support system at Pivot Realty Group along with outstanding lenders, title professionals, and trusted partners all working behind the scenes to help make these dreams a reality.

But if the universe, fate, karma, or a little divine intervention wants to lend a hand too, I’ll gladly take it.

Paying $1,200 or more month in rent and wondering if buying might actually make more sense? We should talk. 👀
I’ve got a home right next to me (same ZIP code as Northside 45223) that just came out today could be a great opportunity for the right buyer. It does need some cosmetic upgrades, but a lot of the expensive stuff is already handled — newer roof, HVAC, and A/C. 🔧🏠
Could work as:
✅ An affordable first home
✅ A fixer-upper with upside
✅ A rental property with income potential right away
At this price point, it’s absolutely worth a look before somebody else grabs it or tell share with a friend.

Hey folks | THANK YOU

To my friends, clients, and everyone who has trusted me enough to send referrals my way—I don’t take that lightly. I know what it feels like to recommend someone and hope they show up the right way. That responsibility stays with me in every transaction, and I fully understand how it affects someone’s livelihood.

Yesterday at our Pivot sales meeting, I found out I ranked 3rd in productivity for April among individual agents. In a brokerage like Pivot—where there are a number of amazing people who show up and perform—that means a lot. April is also one of the busiest months of the year in our market, so to land there wasn’t easy.

What makes it hit a little deeper is that it came during a tough stretch personally, after losing my mom. I’ll admit my heart has been all over the place, but she always stayed upbeat no matter what. That’s something I’m trying to carry forward while continuing to show up and move the football for the people who count on me.

At the end of the day, this has nothing to do with numbers. It’s about people, trust, and the responsibility to show up with skill and care (and yeah, all that other cheesy-sounding stuff).

I’m also grateful for the support at Pivot—especially the shout-out Mark gave me at the meeting. He’s someone who demands excellence in every action, and our boy has zero fear all calling you a** out when you not doing the right thing. So, hearing that from him meant a lot (thanks, pal).

Thanks again, and cheers.

“I believe it’s time for me to fly…” – REO Speedwagon

Hello folks—

I’m headed to Charleston next week… which feels slightly suspicious because I don’t remember applying for “that important person who gets invited to things,” but here we are.
I’ve been selected, along with a small group of great agents, to attend the Unite Conference in South Carolina.

It’s a solid opportunity—smart people, big ideas, and a look at where real estate is going (especially now that AI is trying to learn our jobs faster than we did).

I don’t take this lightly. I’m grateful my brokerage thought enough of my work to send me, and even more grateful for the clients and friends who keep trusting me, referring me, and keeping this whole thing moving. That part never gets lost on me and here for you 24/7

The goal is simple: come back sharper, more informed, and better at what I do for you.

Now… actually finding the time to do all that? That’s where things get a little messy.

I’ll be out for a few weekdays, but my peeps Eadgar & Kari who will be holding things down if anything pops up. You’re not getting ghosted—I’ve just temporarily upgraded my location.

Then I’ll be back, jumping straight into two listings going live next week and a handful of new clients I need to connect the dots for… because apparently, I thrive in chaos.

Special thanks to my lovely wife Zanna for holding down the fort (two forts !) and taking care of our 4 cra-cra cats.

Hey folks—quick update from your friendly neighborhood know-it-alls:

Steve Groh and I somehow convinced 1,500 humans (We think) to follow the @“The ‘Nati Know-It-All page… in just over 3 months.

That means 1,500 of you have said:

“Yeah, I do want to know obscure facts about Cincinnati that will absolutely not help me pay my bills.”

We respect that. Deeply.

If you enjoy:

• Strange Cincinnati facts you didn’t ask for
• Water cooler knowledge that makes coworkers very uncomfortable
• Arguing about whether Goetta is it’s own food group.

…then come join the chaos and bring a friend who also makes questionable life choices.

Appreciate the support and we will see you at our next live event June 26th at Arnolds (you’ve been warned)

Zanna Ferree & I have a bit of news…

We’re heading back to Northside!

This past Friday, we closed on a house back in the neighborhood that feels like home to us. As much as we’ve loved our current place, Northside has always had a pull—great food, fun events, and the walkability that allows us to feel truly connected to the community.

Part of the reason we moved to a different zip code had a lot to do with being present for my mom. With her passing, it’s given us a moment to reflect on what is important to us right now, and being closer to familiar places and routines is huge.

We’re really grateful for our friend, Kate Bridgman (Northside’s real estate wizard), who I teamed up with on this move, especially thankful for her help during a time that wasn’t exactly simple for me. Of course, it takes a village and much thanks to my brokerage Pivot Realty Group, Tri-State, Luminate Bank, Agility Title & Cincy Build in making this process flawless.

Now, let’s address the real loss here: the pool.

Yes… we are grieving that. Deeply. But there is hope! With a little luck (and some charm), we may be working our way into our friend, Steve Groh’s, joined pool club, The Viking Club, where we will eventually be able to host some fun events with friends. Stay tuned!

For now, we’re in full “make it ours” mode—planning & personalizing what’s next with our new place.

Northside… we are coming home.

Hey friends—after a short time away, I’m back at it with a fresh new listing 👇

Italianate Brick Duplex | 2,100+ Sq Ft | Off-Street Parking

This well-kept Italianate brick duplex brings over 2,100 square feet of living space, solid updates, and a strong rental track record. It also includes two parcels, with the second giving you a private driveway—rare and valuable off-street parking.

Currently set up as a two-family, but there’s flexibility here:
👉 Keep it as an income-producing duplex
👉 Or convert it into a spacious single-family home

Opportunities like this don’t come around often at this price point—especially with this kind of versatility.

If you want to take a look or have questions, reach out to me or my co-listing agent .alexander.sir
