Although we are experiencing a slight shift in the real estate market with a rise in rates & seasonality, we are still seeing many multiple offer situations in various areas and price points โ€” think about our "local hot spots."

Multiple offer situations do not have to equal waived contingencies. Our priority as your agent is to make sure you are protected when buying the largest investment of your life, and to help educate and advise you on ways that you can submit a winning offer without having to worry about getting yourself into a money pit.

The key to writing a winning offer is to be flexible with your terms (NO โ€” it does not just mean the price). Is there a settlement date the sellers would prefer? We can really sense it now: Fall is in full swing โ€” but wait, before breaking out all of your decorations ... it's important to button-down your house (inside + out) to get prepared for the winter months.

Get your heater serviced before the winter months ... especially if you just purchased a home without any type of inspection / warranty! You donโ€™t want your system stalling out during a cold snap โ€” or worse, a holiday.โฃ

It's always a good idea to get on a service plan for semi-annual checkups to keep your HVAC running smoothly, improve home health + efficiency, and extend its life. Please, if anything, set Google / iCloud calendar reminders for routine maintenance & filter changes ... invite your significant others and roommates. ๐Ÿ˜‰

Although it seems to make sense to talk to your bank or current mortgage company about getting pre-approved, it really may NOT be your best option!

When you are shopping for a good lender, it's important to consider all options, including local credit unions and mortgage brokers. A lender can make or break a transaction โ€” a bad lender can make, what should be a positively memorable experience, into a total nightmare ... even causing the deal to fall apart at the last second (and risk losing your deposit).

It's important to compare everything: interest rates, repayment terms, down payment requirements, actual closing costs, and other fees between a few lenders.

While a rise of interest rates does affect the purchasing power for many buyers, experts are still predicting continued appreciation in home values across the country. Appreciation may not be as high as 2020 and 2021, however, we are still expecting 3%+ increases.

Most would believe that a rise in interest rates would mean a decrease in home values, however, that's not the case at all ... if you look at the historical data. Typically in times of inflation of other goods + increased rates, we will actually see a boom in real estate values โ€” continuing to prove that real estate can be one of the best investments you can make, so long as you pay attention to the market!
