Sometimes it’s the little things.

Wesley Chapel buyers are getting a little more room to breathe. 🏡

August month-to-date market trend data shows a median sale price of approximately $429,000, with homes averaging 75 days on the market.

But that does not mean every home will sit. I recently had a listing go under contract in just one day. It’s a great reminder that the right pricing, preparation and launch strategy can still create immediate buyer interest, even in a slower market.

Buyer tip: Use the additional market time to explore opportunities such as repairs, closing-cost assistance or a rate buydown, but don’t wait too long when a well-priced home checks the right boxes.

Seller tip: Pricing appropriately does not mean leaving money on the table. It means positioning your home to attract serious buyers from the moment it hits the market.

Buying a new home while selling your current one can feel like a giant game of “which comes first?” 😅

The good news? You don’t have to figure it out as you go.

Before you list your home or start seriously shopping, I like to work through a few things first:

🏡 What does your current home realistically need to sell for?
Knowing your estimated equity gives us a much clearer picture of what you can comfortably do next.

🔑 Does it make more sense to sell first or buy first?
There isn’t one right answer. It depends on your finances, your timeline, the market, and how much uncertainty you’re comfortable with.

📦 How quickly can your current home be ready?
Sometimes a little decluttering, paint touch-ups, and a few strategic changes are all it takes to get photo-ready.

📅 Where can we build in flexibility?
Closing dates, occupancy timing, and temporary housing options can sometimes give you breathing room between transactions.

🧭 And most importantly, what’s Plan B?
Because the goal isn’t just to get you moved. It’s to keep you from feeling forced into the wrong house or accepting the wrong offer because the timing got tight.

One of the easiest ways to make a home feel more expensive before listing? You might not need new furniture. You may just need to move what you already have. 👀

When I walk through a home before photos, I’m looking at things like:

• Can you easily walk through the room without navigating around furniture?
• Is the furniture showing off the size of the room, or making it feel smaller?
• Is anything blocking natural light or a great feature?
• Could removing one or two pieces make the whole space feel cleaner and larger?

Buyers notice how a room feels before they start analyzing why.

And sometimes a 10-minute furniture shuffle makes a bigger difference than buying a bunch of new decor.

🚨 Wesley Chapel market check: buyers have more room to negotiate, but well-positioned homes are still moving.

As of Aug. 1, Wesley Chapel had 412 active listings and 117 pending sales, with 104 homes closing in July, according to Tampa Home Group's August market update. Their report also put July's median sale price at $462,500.

Here's the number sellers should pay attention to: 311 of those 412 active listings had already been on the market more than 30 days, while 35% of pending homes went under contract within 30 days or less.

Buyer tip: Don't focus only on price reductions. Depending on the property and your financing, seller-paid closing costs or rate-buydown assistance may create more value.

Seller tip: Pricing and presentation matter from day one. With buyers having more choices, homes that miss the market on price can quickly lose momentum.
