Let's talk Buyers: Buyer's you need to sign disclosures that the State Requires as early as possible in the relationship to your agent. I've been doing this for 15 years and have NEVER seen a person that understand their "Rights" before a Buyer Contract is Signed. The Buyer Contract should be required by your agent before a offer is signed to allow him/her to represent you and also get paid. We have to register buyers on MLS and then assign the buyer name to each showing: Another reason to have a Buyer Contract. A Buyer Contract with me means that you will never pay a broker administrative fee(I pay that on your behalf). And you never pay even ONE Dollar out of your pocket to me. The selling agent shares his/her commission with me at his/her expense. You can also cancel your contract with me at anytime. SO there is NO RISK to you to have a BUYER Contract with me-only benefits to you. I hope this helps you understand the process with me better.
