Beginning in November, UAD 3.6 will be required for appraisals tied to loans sold to Fannie Mae and Freddie Mac. The new format captures more detail about a home’s condition and updates, making good records even more valuable.

For major projects—like a roof, HVAC, windows, flooring, plumbing, electrical work, or kitchen and bathroom remodels—save:

• What was completed
• When it was completed
• Receipts or invoices
• Permits, when applicable
• Before-and-after photos

This won’t guarantee a dollar-for-dollar return, but it helps provide the appraiser with clear information about the improvements made to your home.

And five years from now, you won’t have to wonder, “Was that roof replaced in 2022… or 2024?”
