Unfortunately Suburban Appeal is not offering residential property tax appeals and reviews for the 2025 property tax season. We believe that this being the third year of the quadrennial that property assessments have reached a level where they are generally appropriate based on the past two years of appeal seasons and the recent real estate climate. Residential real estate values continue to climb and assessments have trended to be slightly lower than the current fair market values making appealing a difficult task. It is my belief that appealing just to see what sticks actually hurts the client and may result in an increase in assessment at suburban boards of review. Based on this we believe that offering our review process for this year will not add value to our residential clients and offering our service when we do not believe we can achieve results is not what we believe in doing. We are accepting commercial appeals for 2025.

2023 Tax Appeal Decisions have arrived! 2.5 lbs this year (1/2 a ream). It was a tough year with reviews and at hearings, but that was to be expected with the increase in values. Overall, I beleve the Lake County Board was generally fair in their decisions but no one is perfect so will need to appeal a few to the state. It is always a good idea to get a professional opinion so YOU DON’T PAY TOO MUCH! Special thanks to Janis and Pat for their expert assistance in reviewing properties. New office assistant Carol and I will be working hard to get this information back to clients.
