An online estimate can tell you a lot. It just can't tell you everything.

Those numbers are built from public records and recent sales, which makes them a decent starting point. But your home isn't a row in a spreadsheet.

Here's what the data can't see:

What's behind the front door. A beautifully done renovation and a rushed one look exactly the same in the numbers.
Your street, specifically. Noise, natural light, layout, and what's next door can shift value from one house to the next.
The market this week. What's pending, how many buyers are actually showing up, and what rates are doing to budgets right now.
Which sales truly compare. Not every sold price is a fair comparison, and knowing which ones to trust matters.
What you'll actually walk away with. Value and net proceeds aren't the same thing.
Your why and your timeline. The right price looks different depending on what you need this move to do for you.

The Capitola Village Halloween Parade is back, and it's one of our favorite local traditions. A Central Fire engine leads the way, the Soquel High Senior Band brings the music, and the whole village turns into a costume party by the sea.

šŸ•œ Line up at 1:30pm Ā· Parade starts at 2pm sharp
šŸ“ Beach & Village Parking Lot 2 (lower lot, behind Capitola PD)

The route goes down Capitola Ave, winds through the Village to the Esplanade, and ends at Esplanade Park, where trick-or-treat bags will be waiting. Afterward, keep the fun going with trick-or-treating at participating Village shops.

Could your first home eventually become your first rental property?

Potentially ā€” and this is a strategy more first-time buyers should know about.

If you purchase a home using an FHA loan, the property is intended to be your primary residence ā€” not an investment property from day one.

But that doesnā€™t necessarily mean you have to sell it when youā€™re ready for your next home.

After satisfying the applicable occupancy requirements, you may be able to move out, convert the property into a rental, and purchase another home as your primary residence.

Hereā€™s where the strategy gets interesting:

1. You may be able to keep the first home.
Instead of selling and starting over, you could potentially hold onto an appreciating asset while building equity over time.

2. Rental income may help when qualifying for your next mortgage.
Depending on your circumstances, a lender may be able to consider qualifying rental income from the property ā€” but there are specific documentation and underwriting requirements.

3. Your next loan doesnā€™t necessarily have to be FHA.
Your financing options for home #2 will depend on your income, credit, equity, debt-to-income ratio, down payment and overall financial picture.

4. The real question is whether keeping it makes financial sense.
Before turning the property into a rental, look at your expected rent compared with the mortgage, taxes, insurance, maintenance, vacancy and reserves.

The goal isnā€™t simply to buy a home.
