A lot of people are adding investments into their financial future, and real estate is an amazing investment 💰 Property almost always appreciates over time, and it’s a physical asset, which is great for diversifying your portfolio. Here are the 3 kinds of real estate that you can invest in.

✅: Residential: This is one of the most common types of investment properties, and it’s where a lot of people start. Residential is nice because you can start small and then work your way up. There’s also a lot of resources available for residential investors, so you can learn about the process pretty quickly.

✅: Commercial: Looking for more cash flow and less admin work? Then commercial real estate might be right for you. Because you’ll be working with companies who want a long-term space, you’ll have longer-term tenants.

✅: Industrial: This isn’t a type of real estate investment that you hear too much about, but it can be lucrative. If you’ve invested a bit before and have connections to companies that need industrial space, this could be a great choice for you.

Buying a home can be overwhelming. There’s so much to learn and do as you prepare for one of the largest purchases you’ll ever make. But it doesn't have to be!! This checklist should give you a good idea of what you need to do to buy your first home.

1️⃣ Improve your credit score. Your credit score makes a big difference in your interest rate on your mortgage. You’ll want as low of an interest rate as possible because that will save you a ton of money in the long run.

2️⃣ Figure out how much you can afford. While you may be wishing for that gorgeous $400k house, your finances may say differently. Make a budget and find out how much you can safely put towards housing costs.

3️⃣ Find a lender. Like a great agent, an amazing lender can make your experience way better.

4️⃣ Get pre-approved. To get pre-approved, work with a lender. They'll look through your finances and give you a figurative stamp of approval that says “this person can get a mortgage!”

5️⃣ Save for your down payment: There are a lot of different options for first-time homebuyers, so don’t despair if you feel like you don’t have enough saved.

6️⃣ Find an agent: If I could only give a first-timer one tip, it would be to find an amazing agent. Interview multiple agents and ask them about how they deal with first-time buyers.

It's crazy that so many people are unaware of how capable of homeownership they are!!

This probably comes as a bit of a wake-up call for some 👀 Life is way too short to pay off someone else’s mortgage when you could be paying into your financial future!

And buying a property doesn’t mean a 3 bedroom house in the suburbs if that’s not your jam 🤷🏼‍♀️ You can buy a condo or a townhome in the city and still reap all the financial benefits of homeownership (aka building equity with your monthly payment instead of lining someone else’s pocket).
