Indigenous Peoples’ Day

Today is Indigenous Peoples’ Day, and instead of throwing up a generic holiday graphic, we wanted to recognize someone right here in our own community. 💜

Jessica Brown is the woman behind XtraCup Coffee Co LLC One of the things I’ve always loved about following her is how proudly she shares her Mescalero Apache heritage, her culture and her love for Alaska.

She’s also a local woman who took an idea, worked her ass off and built a thriving little coffee business right here in the Mat-Su Valley.

🏡💜 SOLD, RECORDED & CLOSED IN 22 DAYS! 🔥

This one is extra special! I've known BOTH of these buyers since MIDDLE SCHOOL! And here we are, all these years later, still making moves together. 🥹💜

They just bought a monster ranch home big enough to ROLLER SKATE IN! 😂

We first toured this home in June, but the timing and price weren't quite right. A few months and a price reduction later, it was back on our radar!

Listing agent Nikolaus Cox already had another offer, and his seller had SIGNED a counteroffer that was about to go back to that buyer!

I asked Nikolaus for a couple of hours to show it and write something strong.

His response? "Go show it, girl!"

CHALLENGE ACCEPTED! 🔥

Enter Ronica Aldrich and Kamee King at Residential Mortgage. These two are hands down the most BADASS lending team I've ever worked with! They got my buyers qualified in record time so we could compete, and then helped us CLOSE IN JUST 22 DAYS! 💪🔥

We came in STRONG, beat out the competition, and got this beauty under contract!

And here's your real estate lesson.

It's NOT always about the highest price! Terms, contingencies, repairs, and buyer qualifications can make or break a deal.

Our offer actually NETTED the sellers more money because NO repairs were required!

Huge shout-out to Nikolaus for giving his sellers that opportunity. His patience paid off, and that's great representation! 👏

But my FAVORITE part?

Mr. Buyer sitting on the couch at the Hooligan Hub afterward saying:

"I can't believe I left my house an hour and a half ago walking around in joggers...and now I just bought a $660,000 house." 😂😂

🔥 F**K AROUND & FIND OUT FRIDAY 🔥

Let’s talk about Google reviews.

More specifically, let’s talk about using them as a THREAT.

“I’m going to blow them up on Google.”
“I’ll ruin their reviews.”
“I’ll make sure everyone knows.”

Listen.

If a business screws you over, refuses to make something right, treats you terribly, or you genuinely have an experience other consumers should know about?

Leave an honest review. That’s what reviews are for.

But threatening to destroy someone’s online reputation to get the response you want?

That’s a different animal.

And here’s another little detail people seem to forget:

Were YOU actually their customer?

Did YOU hire them?
Did YOU have a contract with them?
Did YOU pay them?

Because inheriting someone else’s completed work doesn’t automatically mean you inherited a contractor who now works for you.

That doesn’t mean you can’t have a legitimate concern. It doesn’t mean you shouldn’t reach out when something needs attention. And it definitely doesn’t mean a good contractor won’t stand behind their work.

But maybe recognize the difference before you start threatening their livelihood.

And maybe consider what’s happening on the other side.

Maybe they’re slammed.
Maybe they’re working out of town.
Maybe they’re somewhere without cell service.
Maybe they dropped the ball on communication.
Maybe they simply haven’t gotten to your issue yet.

You’re allowed to be frustrated.

But there’s a BIG difference between:

“I’ve been trying to get this resolved and I’m frustrated.”

and

“I’m going to f**k up your business online until you do what I want.”

Small businesses are PEOPLE.

Hold businesses accountable? Absolutely.

Leave an honest review when it’s warranted? Absolutely.

But using reviews as leverage, especially against someone YOU DIDN’T EVEN HIRE, before you know the whole story?

That s**t is gross.

And sometimes one phone call to the right person solves the entire damn problem.

I've had the pleasure of working with Crystal for quite some time. She's helped bring our Hooligan brand to life online, keeps our website running, and has even invited me to speak at Landmark events and share some of my own experiences as a business owner.

Misty AK Realty/'s buyers have been living in a camper for MONTHS, and now they officially get to move into a HOUSE house!! 🙌😂❤️
A real roof. Real rooms. Space to spread out. And HOME.
And Misty? Out here kicking ass for her clients, per usual. 💪 She worked hard to get this one across the finish line, and today she got to collect that commission check knowing her buyers are finally headed HOME.

🍎 HAPPY WORLD TEACHERS’ DAY 🍎

There are teachers you remember.

And then there are teachers you still tell stories about 30+ years later.

For me, that was Mr. Joel Kabatsnick. Or Mr. K, as most of us remember him.

He was hands down my favorite teacher growing up, and speech class was probably my favorite class he taught.

Mr. K let us be ourselves. He made learning fun, gave us room to be creative and apparently had a VERY high tolerance for teenage shenanigans.

Case in point...

For my demonstration speech, I taught the class how to make a b**g out of an apple. 😂🍎

HE LET ME DO IT.

Another student demonstrated how to trim a mustache... using Mr. K's actual mustache.

Different times, people. 😂

But here I am all these years later still remembering that classroom, those moments and most importantly, the teacher who created an environment where kids actually wanted to participate.

Sadly, we lost Mr. K far too soon. I went to his funeral, and all these years later I still think of him as one of the great ones.

That's the impact a teacher can have.

So today, on World Teachers’ Day, this one's for Mr. K. 💜
