He almost bought a house from a scammer. One knock saved him.

He was on the phone with someone claiming to own the house and ready to sell. He drove 45 minutes and knocked on the door. The real owners answered. The person on the phone was trying to sell a house he never owned.

This is deed fraud, and it’s happening in the DMV too. Scammers target vacant homes and owners who live out of state, then pretend to be the seller.

My straight talk: never buy property off a phone call and a promise. Verify who owns it. Pull the records. Knock the door. Lay eyes on it.

Before 1934, home loans lasted 5 years... then everything changed. 🏠

The 30 year mortgage was born out of the Great Depression. Before then, buying a home meant putting down half the price, paying only interest for five years, then paying off the whole loan at once.

When the 1929 crash hit, that system broke. By 1933, half the home loans in America were in default.

So the government tried something new. The Home Owners' Loan Corporation turned failing loans into 15 year loans with the same payment every month. A year later, the FHA made that the standard, and loans stretched to 20 years, then 30.

That's why you can buy a home today and take 30 years to pay for it.

A woman pulls up to her own house and finds total strangers living in it. And they’re standing there waving paperwork, claiming they signed a lease. Watch how this plays out, because this is not a one off. It’s a real scam, and it’s hitting the DMV too.

Here’s how it works. Someone finds a vacant house, an inherited property, a flip sitting empty, or a home whose owner is out of state. They break in, change the locks, and sign a fake lease off the internet so it looks legit. Now you’ve got people in your house acting like they belong there.

And here’s the part that makes owners lose their mind. In DC, Maryland, and Northern Virginia, you often can’t just throw them out. Once they claim they live there, it can become a civil matter, and you may have to go through the courts to remove them. That costs time and money, for a house you own.

A landlord shows up at her own rental property with a suitcase, trying to move in while the tenants are still living there. No notice, no warning. I'll be honest, part of me thinks this one's a skit. But who knows, somebody out there might be living through exactly this.

So here's the honest answer either way. Owning the building does not mean you can move into it, barge in, or even walk in without proper notice while someone holds a lease. Once it's rented, that's their home. In the DMV, DC, Maryland, and Northern Virginia, a tenant has the right to live in peace for the length of the lease, and the owner needs notice just to enter.

Know your lease. Respect it. Both sides.

Can a landlord move into a property they're renting out?
Not while a valid lease is in place. The tenant has the right to possession for the length of the lease, so the owner cannot move in or take over the space.

Can a landlord enter the rental without notice?
