Whereas, the Bloomingdale neighborhood real estate market was surprisingly robust in July, August is predictably already slowing down.

This week, for the first time in a month, new listings outpaced new pending contracts.

The good news for sellers is that the total listing inventory available in the neighborhood is still very low, so dedicated home buyers will notice if you decide to list this month.

The reality of the end of summer though, is that folks are often trying to fit in a last trip to the beach, or a re focused on getting kids ready to start school.

DC is very Labor Day centric, so we often see a burst of listing activity (and buying activity since buyers are eagerly anticipating that burst), following the September Holiday weekend.

Many of you know that I am no longer in DC full time. I regularly come up for business, and still take on listing clients. I have a team based in Bloomingdale, and we continue to work collaboratively.

As far as mid summer real estate markets go, the Bloomingdale neighborhood is on a slow and steady pace. This is a good thing.

Inventory is low at 20 total active listings. For the second week in a row, new pendings outpaced new listings. This week, there were 2 contracts to 1 new listing.

This information tells me that buyers are looking. If you are a seller looking toward the Fall market, it might be worth considering getting your listing out before there is more competition from other listings.

My team is local to Bloomingdale. We are always available to look at properties, to talk about prepping for sale, and value.

As the 4th of July weekend is upon us, the Bloomingdale neighborhood real estate market has eased into a zero new listings and one new contract kind of week. That's demand exceeding new supply, and inventory is down to a meager 21 active available properties in the whole neighborhood.
The featured open house is represented by my Compass colleague, Margie Halem.

Last July, inventory was significantly higher, although sales activity was good. August 2022 was a total bust for sales, and inventory dropped significantly.

By August, you might think that real estate agents are taking time off, however, a lot of us are super busy getting houses prepped for the Fall market.

If you are eyeing the Fall market as a time to put your place on the market, you should be working with your agent now, as contractors, stagers, etc. are already booking out for August.

There was a bit of a bump in active inventory this week in the Bloomingdale neighborhood as 5 new listings hit the market. Of those 5, 2 quickly went under contract.

Next weekend is what I'll count as the 4th of July weekend, so I am guessing agents and sellers were pushing to get these new listings out before Washingtonian's are distracted by holiday plans.

It is not unusual to see a burst of activity...new listings, new contracts, or both, right before a holiday.

In my over two decades of experience in DC, business also happens right around holidays. My family can tell you that I've worked on writing or reviewing offers during many a legal holiday.

Sometimes that can be a great time for a determined buyer to make a deal, when a seller may not have expected an offer to otherwise come in!
