🏡 Buying in Springfield, VA with a VA Loan: What You Need to Know About the Market

🇺🇸If you are a Veteran, active-duty service member, or military family planning a move near Fort Belvoir, the Pentagon, or the broader DMV area, Springfield is likely high on your list. Navigating Northern Virginia’s fast-paced housing market requires strategy, local data, and a clear understanding of your earned benefits.

Here is a look at the current Springfield market and how your VA Loan gives you a massive competitive edge:

📊 The Springfield Real Estate Market at a Glance

- The Price Landscape: The median sale price for homes in Springfield is currently hovering around $684,000 to $740,000 (depending on whether you are looking at townhomes or detached single-family homes).

- The Pace: Springfield remains a highly competitive seller's market. Well-priced homes frequently go under contract in a matter of days, and many sell at or above list price.

- Because competition is stiff, knowing the exact mechanics of your VA Loan is your secret weapon.

💡 The VA Loan Advantage (By the Numbers)

- No VA-Imposed Loan Limits: If you have full entitlement (meaning you’ve never used your VA loan or your previous loan is fully paid off/restored), the VA does not cap your borrowing power. You can buy a home at any price point without a down payment, provided you qualify financially.

- Massive Power for Partial Entitlement: If you are keeping a current property as a rental and buying a second home, the rules change—but the news is good. Fairfax County is designated as a high-cost market. The conforming loan limit sits at $1,249,125. This higher ceiling gives you significantly more zero-down purchasing power, even if part of your entitlement is tied up elsewhere.

- The No-PMI Savings: On a $700,000 home in Springfield, a buyer using a conventional loan with less than 20% down could pay an extra $300 to $500 per month in Private Mortgage Insurance (PMI). With a VA loan, your monthly PMI is $0, saving you thousands of dollars annually.

🛠 3 Steps to Winning an Offer in Springfield:

1. Secure your COE Early: We can help you pull your Certificate of Eligibility (COE) instantly to verify your entitlement status.Get a Pre-Approval, Not a Pre-Qualification: Sellers in Fairfax County want to see a rock-solid pre-approval letter from a lender who understands local high-cost guidelines.

2. Work with a VA-Savvy Agent (Hint - US!): You need an agent who knows how to structure a VA offer that appeals to local sellers, handles VA appraisals smoothly, and negotiates closing cost credits if needed.

3. Don't let rent increases eat into your BAH. Let’s maximize your hard-earned benefits to build long-term wealth in Northern Virginia.

Arriving at a new duty station can feel exciting, overwhelming, and exhausting all at the same time.

Many military families spend so much energy preparing for the move that they don't always think about what comes next.

One of the first priorities should be getting familiar with your new community. Explore neighborhoods, identify essential services, and learn the commute routes you'll be using regularly.

If you're considering buying a home, take time to understand the local market. Housing prices, property taxes, school districts, and inventory can vary significantly from what you're accustomed to.

Building connections is equally important. Whether it's through military organizations, local events, schools, or community groups, developing a support network can make the transition smoother for the entire family.

This is also a great time to evaluate your long-term housing goals. Some families choose to buy immediately, while others benefit from renting temporarily while learning more about the area.
Most importantly, give yourself time to adjust. Every duty station has its own rhythm, culture, and opportunities.

Settling into a new community is a process—not a race.

Happy Birthday, Dad ❤️🍅
To the man who grew more than just a business...

Happy Birthday to my dad, Don Perrin.

Most people know him as a retired 20-year Navy Veteran or the powerhouse behind the MilVets Home Team, but to me, he’s just Dad. He’s the guy who worked tirelessly to provide me with a happy life and who taught me that with enough love and hard work, you can grow anything... whether it’s a successful career or the best tomatoes in the neighborhood.

Dad, thank you for your sacrifices, your constant support, and for showing me exactly what it means to lead with heart. I’m incredibly grateful for everything you’ve done for our family.

Love you, Dad!
