Bad lighting. Not enough storage. Tiny mirrors. Cheap fixtures. No ventilation. And designing a bathroom that photographs beautifully but is absolutely miserable to use every morning.

Your bathroom can have personality. Just don’t sacrifice function trying to make it Pinterest-worthy. 😂

Renovating a home? Please don’t spend $80,000 making it look like your dream house if you’re planning to sell it. 😭

Renovate for function. Upgrade what matters. Make it beautiful. But remember, the more specific your choices get, the smaller your buyer pool can become.

And yes, I’m still going to tell you to fix the lighting. 😂

Winter can be brutal on a home. ❄️🏠

Snow sitting on the roof. Ice in the gutters. Frozen pipes. Drafty windows. Water finding its way into places it absolutely does not belong. 😭

And some of these problems don’t become obvious until winter is over and suddenly you’re looking at the repair bill.

Your house needs a winter routine too. 😂

Biggest staging mistake? Not enough. 😂

If you’re going to stage a home, STAGE the home. One tiny chair, a sad little rug, and three decorative pillows floating around an empty room are not helping anyone visualize their life there.

Staging should make the space feel finished, intentional, and expensive. Give the room a personality.

More is more. Just make it good. 👏

Spending money in the wrong places, chasing trends you’ll hate in three years, ignoring lighting, and making design choices without thinking about how you actually live in the space.

A beautiful kitchen is great. A beautiful kitchen that actually functions is better.

The biggest lighting mistake? Overhead lighting. 😭

If the big light is the only thing illuminating your room, we need to talk.

Lamps. Sconces. Pendants. Under-cabinet lighting. Give me layers. Give me warmth. Give me literally anything other than one aggressive light blasting down from the ceiling. 😂

Overhead lighting has a purpose. Ambience just isn’t it.
