Due to personal circumstances,had not been able to post on my business page for a while, BUT I'M BACK!

Inspired by a friend who provided a list of some suggestions and reflecting on my own practice, I would like to share some important information to help you have a wonderful listing experience.

Some thoughts on what to do prior to listing your home!

The more information you can provide your potential buyers the better. If you are prepared for your listing appointment, it will certainly alleviate stress and anxiety ! No one wants to be on a scavenger hunt to produce the necessary information your Realtor needs. So I advise to have your utility bills available; one winter and one summer would be great! In the case of a Home Owners Association, have condo docs at hand. t

For those of you that have upgrades or repairs in your home, provide a list that describes what has been done, when and by whom. If you had a Home Inspection at the time of your purchase and a survey , a copy of that would be very helpful to avoid surprises later.Surprises are only fun when you get an unexpected gift, or in the case of homes some interesting historical information. You don't want a defect to come up and the deal comes to a screeching halt. Let's avoid that by being proactive.

Keep in mind if you have a family heirloom that is affixed to the walls or ceilings, please remove them and replace prior to any showings or realtor's photos. I can practically guarantee, it will be a point of contention in the negotiations and sale of your home.

Declutter, declutter, declutter! Busy rooms, crowded closets, storage rooms packed like a warehouse, figurines, collectables, dolls, numerous family photos are all fine and dandy while living there , but now you are on the market! Let's strive for spaciousness, feng shui (making every room in your house feel calm and happy) to ensure your buyers touring your home focus on the house not your things.

Last but not least, have a spare house key already copied for your realtor. Since the age of garage door openers, some of my clients have lost track of their keys or don't have a spare.

Feel free to add to these suggestions as we always want to work as a team! Remember, a chain is only as strong as its weakest link!
