Confidence among home builders dropped for the 10th month in a row in October to a 10-year low (with the exception of the start of the pandemic), according to the National Association of Home Builders. Traffic among prospective buyers, one of the components that measures confidence, fell significantly, the association said, as buyers look at mortgage rates above 7%.

Cancellations of new home contracts are also up. KB Home KBH, -1.10% reported a 35% cancellation rate in the third quarter, up from 9% a year ago. 21% of orders are being canceled, while Meritage Homes MTH, -0.45% reported a 30% cancellation rate. Ali Wolf, chief economist at Zonda Research, tweeted Thursday afternoon that her data shows a 70% cancellation rate among builders in Phoenix.

The preliminary reading for US GDP indicates a 2.6% increase in Q3 following declines of 1.6% in Q1 and 0.6% in Q2. This validates the decision by the National Bureau of Economic Research to not issue a formal declaration of recession this past summer due to continuing strong job creation and consumer spending. Shifting to unemployment, the US unemployment rate decreased 20 basis points to 3.5% with more than 3.7-Million jobs created in 2022 YTD. Since May 2020, the US economy has finally recovered 102% of the 22.0-Million jobs that were lost during the initial months of the Pandemic, and continuing unemployment claims have fallen by more than 21.7 Million per week. Looking forward, a majority of economists are predicting the start of a recession in the coming months due economic headwinds from rising interest rates.
