Homeowners in Warner Robins: have you heard the Pentagon is cutting PCS moves in half by 2030? 🏡

Here's why it matters. About 53% of the loans originated for sales in Middle Georgia in 2024 and 2025 were VA loans. That's a little over one out of every two buyers.

I ran the numbers, and here's what I found:

✅ About 113 fewer VA buyers in 2027, 340 in 2028, 454 in 2029, and 567 in 2030
✅ Sellers will face more competition, so put your best foot forward
✅ Military families PCSing in get more leverage on price and seller concessions
✅ Investors may see more renters and better prices to buy
✅ It's a closing window, not a cliff

This isn't a one-and-done change overnight. It phases in over the next few years, and we're in a slow market right now, so there's still time to plan.

🏡 How Noisy Is It Living Near Robins AFB? Here’s the Real Answer!

Right on the main strip at high noon — traffic and noise are noticeable. Move just two blocks off Houston Lake Road into South Amanda Place and it’s almost completely quiet. Same time of day, completely different experience.

The further you get from the base, the less aircraft noise you’ll hear. And compared to Atlanta or Savannah traffic, Middle Georgia is barely a whisper. 👇

✈️ Checking the Air Traffic on the South Side of Robins AFB!

After 30 minutes on the north side with zero air traffic, we moved to the south side — right next to Landings Golf Club in Statum’s Landing subdivision, which sits directly south of the base. If anyone would have noise complaints about flight traffic, it would be the residents here.

Been here 15 minutes and haven’t heard a single flight. Called a few friends still on the flight line and they brought up a point worth sharing — watch the full video to hear what they said. 👇

🛩️ Robins AFB Air Traffic — Then vs. Now!

Back in 2003, the flight line was running full throttle. Working C5 flight controls, our team pushed out 23 refurbished C5s in one calendar year and earned a special accommodation for it. F-15s and C5s were constantly moving to support the warfighter — air traffic was non-stop.

Fast forward to today — the pace has slowed down considerably. Air traffic is heaviest in the mornings for test runs, with maybe one or two flights after lunch for final checks. Not bad at all compared to those days. 👇
