My buyer wanted a house with a great foundation. I told him I'd look into it — but nothing was concrete until we saw the inspection report. 😂

Tag someone who needs to see the inspection report before they get excited.

New construction or resale — which one actually fits your budget and lifestyle better? 🏡

I break down the real pros and cons of both: established neighborhoods vs. modern finishes, builder price-escalation clauses to watch for, and why sometimes a $50k cheaper resale beats new construction once you run the numbers. 👉 https://realestateproblemsolver.com/post/new-homes-vs-resale-homes-middle-georgia

⚠️ Can You Sell an Inherited House During Probate in Georgia?

Most of the time, yes — as long as you have clear authority to sell.

The purpose of probate is to pay off debts and distribute assets. If the estate doesn't have the funds to cover those debts, selling the property is often the most practical route to get the money needed to finish the process.

Authority to sell + a reason to sell = you can move forward.

⚠️ Do You Have to Go Through Probate to Sell an Inherited House in Georgia?

It all comes down to how the title is written. Here's the quick breakdown 👇

One owner with a will — follows the will, goes through probate.
Joint ownership with right of survivorship — automatically transfers to the surviving owner, no probate needed.
Tenants in common — the deceased's half must go through probate.

Two out of three scenarios require probate. Check the title first — it determines everything.

⚠️ Joint Ownership and Probate in Georgia — It Can Get Complicated!

If one owner passes away and the property was owned jointly without right of survivorship, half of that house goes into the estate — and things can get tricky fast.

The surviving owner can't just take over. The deceased's half needs to be distributed to an heir or the surviving owner needs to buy them out. And if the surviving owner doesn't cooperate, it gets even more complicated.

Bottom line — check the title first. How the property is owned determines everything. 👇

⚠️ When Can an Inherited House Be Sold in Georgia?

The answer depends on two things — how the house was titled and what the will says.

If the deceased owned the house alone, you'll need the courts to appoint someone with authority to sell. If it was owned jointly with right of survivorship, the process is much simpler and the property transfers directly to the surviving party.
