🏡 California’s July housing numbers are in — and the market is giving buyers AND sellers something to think about. 👀

Sales lost a little momentum from the previous month, but activity is still running ahead of last year. At the same time, inventory remains tighter than it was a year ago.

📊 July 2026 Market Snapshot:

🏠 263,170 homes sold — sales remain above year-ago levels

💰 Median home price: $887,680 — dipping below $900K for the first time in four months

📦 3.4 months of inventory — up from June, but still below 3.7 months in July 2025

⏱️ 26 days on market — compared to 28 days last July

🔥 35.6% of homes sold ABOVE asking price — more than 1 out of every 3 homes!

What does this tell us? The market is definitely shifting, but it’s not moving the same everywhere. Buyers may have more negotiating opportunities in certain areas, while well-priced homes in desirable locations are still attracting competition.

For sellers, pricing and presentation matter more than ever. For buyers, this could be an opportunity to negotiate before the market changes again.
