Twenty days. That's how long a Maryland seller actually has to hand over the HOA paperwork -- not five, the way most buyers assume.

The clock starts the day you sign, not before. And the five days everyone's heard of isn't the seller's deadline -- it's the buyer's own cancellation right, starting the day the package actually arrives, not the day you signed.

Know the difference before you're the one caught off guard by a fee schedule you never got the chance to review.

Two homes. Same price range. One came with a private lake, a pool three blocks away, a golf course, and a farmers market every Saturday morning. The other came with a bigger kitchen and nothing else.

The first home was in St. Charles. It went under contract in nine days. The other sat for six weeks.

Planned as five separate villages back in 1965, St. Charles packs pools, trails, a golf course, and a farmers market within a short walk or drive of most homes -- none of which shows up in a listing's photo grid.

She showed up for her first showing expecting to just walk through the house. Instead, she spent the first ten minutes reading a form she had never seen before, rushing through it so she would not lose the showing slot.

Since a nationwide rule change, any agent showing you a home has to have a signed, written buyer-agreement with you first -- before the showing, not after. The one thing a lot of buyers get wrong: assuming the commission is fixed. It is not. It is negotiable, and the form has to say so.

A $38,000 repair bill didn't stop one La Plata homeowner from getting a strong offer -- because she skipped the repairs and sold as-is instead. Once you count the mortgage payments, financing risk, and months of carrying costs that "fix it first" actually costs, the gap between the two paths is a lot smaller than people expect. If you're staring down a repair estimate on a Charles County property, let's run your real numbers before you decide anything: https://blog.waldorfpropertyrescue.com/post/as-is-vs-fix-first-charles-county-maryland

24 million. That is roughly how many Americans have a credit file too quiet for a traditional score to read clearly -- not bad credit, just not enough recent activity.

A new scoring option just became available to every approved Fannie Mae and Freddie Mac lender. It does not replace your FICO score -- it sits next to it, and it can give credit to things a traditional score misses, like consistent rent, utility, and phone bill payments.

You do not apply for it separately. Your lender decides whether to run it -- which is exactly why it is worth asking.

Could a thin credit file be holding your number back? pollardpropertygroup.com/post/vantagescore-4-charles-county-maryland-buyers

Inheriting a rental doesn't wipe the lease clean. A woman in Ohio inherited her uncle's rental in Indian Head thinking she had 30 days to get the tenant out -- instead she found out from the tenant's lawyer that a full lease and a security deposit came with the house. If you've inherited a Charles County rental with someone already living in it, the rules didn't reset just because the owner did. Here's what actually happens: https://blog.waldorfpropertyrescue.com/post/inherited-rental-tenant-in-place-waldorf-maryland

By the time a Bryans Road homeowner realized her property taxes had gone to tax sale, a stranger already held a legal claim on her house -- and there was no single deadline telling her how much time she had left. Every month that debt sits unpaid, interest keeps stacking, and the investor holding that claim gets one step closer to filing in court. If a tax bill has gotten away from you in Charles County, the earlier we talk, the more options you have. A La Plata couple's house sold for $9,000 less than it should have -- not because of the market, but because four months of disagreement over price ate straight into what either of them would walk away with. Maryland judges have real power to move a stalled sale forward, and most divorcing couples never find that out until they're deep in it. -> blog.waldorfpropertyrescue.com/post/divorce-home-sale-la-plata-waldorf-maryland

Ten years. Starting June 1, 2026, that's the new outside limit on how long a Maryland lender can wait after a default before filing to foreclose -- a real deadline for homeowners who've been living under an old default that never seemed to move. -> blog.waldorfpropertyrescue.com/post/maryland-foreclosure-law-change-2026-ten-year-filing-deadline

Two heirs ready to sell. One who won't answer the phone. A house sitting empty outside Bryans Road while property taxes pile up. Since 2022, Maryland law gives the heirs who want to sell real leverage they didn't have before -- most Charles County families have never heard about it. -> blog.waldorfpropertyrescue.com/post/probate-multiple-heirs-partition-sale-charles-county-maryland
