It could be sitting on plumbing that’s been quietly doing its best for the last 80 years.

That gorgeous wood paneling everyone suddenly loves again?
Sometimes it’s hiding walls that haven’t seen daylight since the Eisenhower administration.

Here’s the truth most buyers don’t hear:

Character isn’t a red flag.

The buyers who are happiest purchasing older homes don’t fall in love with the charm alone. They budget for the roof, HVAC, plumbing, electrical, windows, foundation, and the surprises that every historic home eventually reveals.

An older home can absolutely be worth it. Some of my favorite homes have incredible craftsmanship and details you simply can’t build today.

It isn’t your primary suite.

It isn’t your backyard.

It’s your first photo.

Here’s something most homeowners don’t realize: buyers decide in seconds whether they’re going to click on your listing or keep scrolling. If that first impression misses the mark, they may never even see the beautiful updates you’ve made inside.

That’s why I spend so much time preparing a home before professional photography.

A front exterior photo that gets buyers to stop scrolling usually has a few things in common:

✔️ Taken during golden hour for warm, flattering light.
✔️ Shot straight-on—not from an awkward angle.
✔️ Freshly mowed lawn with edged walkways.
✔️ No vehicles in the driveway.
✔️ Trash cans, hoses, toys, and clutter tucked away.

This might be the single most common question I hear from homeowners who are ready for more space, a different neighborhood, a shorter commute, or simply a home that fits this season of life better.

And honestly? It’s the reason many families stay put for years longer than they want to.

There are a lot of things I could say about my husband, but what stands out most is who he is when no one is watching.

He is the first one up and often the last one to sit down. He carries responsibilities most people never see and does it without asking for recognition, applause, or praise. He simply shows up, every single day, for our family.

Our boys adore him, and for good reason. He is the dad who wrestles in the living room after a long day, teaches life lessons in the middle of ordinary moments, fixes what is broken, protects what matters, and somehow always finds time for one more story, one more hug, or one more adventure.

What I admire most is his selflessness. He puts our family first in ways both big and small. He sacrifices quietly, loves fiercely, and gives every ounce of himself to make sure we are cared for, safe, and supported. He is steady when life feels chaotic, strong when things are hard, and the kind of man our boys are lucky to learn from every day.

Marriage, parenting, and life are not always easy, but I am grateful beyond words that I get to do all of it with him.

To my husband, thank you for being the heart of our family, the calm in our storms, and the example our sons will carry with them long after they are grown.

We love you more than words could ever say.
