Spent part of last week going down the code enforcement rabbit hole with a client—
trip to the County, follow-up calls, site visit… the whole thing. It looked like a mess!
Unpermitted space, outbuildings, etc. so many questions about what could stay, what had to go, how much was owed. Once we really looked at it, resolution was easier than we thought. That’s the part people don’t realize. These notices show up and it feels like everything’s about to fall apart—especially if there’s an escrow involved. A lot of these situations can be worked through if you understand the rules and how to approach the County or City. I’ve been helping more clients with this lately—some mid-transaction, some just trying to figure out what they actually have. So I put together a simple one-pager for Realtors to help them (and their clients) understand what to do next when this comes up. ADU ROI. Stop building ADUs like they are backyard rentals. In San Diego County, an 800-1000 ft.² ADU costs between $280,000 and $400,000 to build. Most people think, “Great! I’ll rent it out.“ But that’s old thinking with AB 1033 already approved in the city of San Diego, and the county lining up to opt in, ADUs may soon be sellable as independent real estate. That means your $350,000 ADU could potentially be worth $650,000… $750,000… Even $850,000 depending on location but only if you build it correctly. Separate utilities. Smart layout. Parking strategy.
