One of the best parts of what I do with American Dream TV is sitting down with the people behind the businesses we all love.

People ask me why we focus on local. Simple answer: these are the stories that shape a community. The owner who opened at 5am for years before anyone knew their name. The family that turned a passion into a place everyone gathers. That’s the American Dream, and it deserves a spotlight.

When you support a local business, you’re supporting a neighbor, a coach, a volunteer, a family. We just get the privilege of telling their story.

Let’s talk about the question I get asked every single week: “Should I wait for rates to come down?”

Here’s where things stand. 30-year rates have climbed back above 7%, and the 15-year isn’t far behind. That’s a real shift from this time last year, and I’m not going to pretend it isn’t.

But here’s what I tell my clients:
Rates are one part of the picture, not the whole picture.
Your payment, your timeline and your goals matter more than a headline.
Waiting has its own costs, and so does rushing. The right move depends on you.

Talking to a lender early costs you nothing and tells you a lot.

Some days as a realtor look a little different.

This week's office involved a boat, cameras, oysters and getting a behind-the-scenes look at one of the coolest businesses on the Chesapeake Bay.

Real estate has taught me a lot.

But honestly, some of the biggest lessons have had nothing to do with real estate.

It’s taught me that relationships matter. That showing up matters. That your reputation follows you everywhere. And that some of the best opportunities come from simply putting yourself out there and being willing to say yes.

This day on the water was a pretty perfect example.

What started as an ADTV shoot turned into a day surrounded by great people, incredible local businesses, and experiences I probably wouldn’t have had if I hadn’t said yes to the opportunity in the first place.

Real estate is the business I’m in.

But the people, places, and experiences that come with it? That’s the part I’ll never take for granted. ⛵️

And yes… sometimes the best business meetings happen on a boat.

So… what exactly is ADTV, and why do I do it?

ADTV stands for American Dream TV, a real estate and lifestyle show that gives me the opportunity to get out from behind the desk and into the community.

I get to meet the people behind the businesses, explore the places that make our area special, tell stories, and showcase what makes Hampton Roads such an incredible place to live, work, and build a life.

And honestly? That’s why I do it.

Real estate is about so much more than buying and selling houses. It’s about the people, the businesses, the neighborhoods, the experiences, and the stories that make a place feel like home.

ADTV gives me a platform to tell those stories.

From local restaurants and small businesses to luxury experiences, community events, and the people making things happen behind the scenes, every episode is an excuse to discover something new and introduce you to the people worth knowing.

So if you’ve ever wondered why you see me running around with a camera, interviewing business owners, hopping on boats, riding golf carts, or generally getting into whatever adventure comes next…

“What do people assume about Realtors that’s so wrong?”

That all we do is make funny videos. 😂

Meanwhile, somewhere behind the scenes, we’re negotiating contracts, coordinating inspections, answering 47 questions before breakfast, solving problems that didn’t exist yesterday, and somehow making sure everyone gets to the closing table.

The funny videos are just the part you get to see.

The rest? That’s the job. 🏡
