When you plan on a nice easy cosmetic rehab; paint, new flooring, refinish cabinets. Next thing you know the kitchen is gutted and you have a giant hole into the crawlspace.

People sometimes ask "where do we find all of the houses that we buy?" The answer is postcards, lots of postcards. These tiny stacks represent our undeliverable postcards from this past month. Some lucky individual now gets to scrub all these addresses from our database, so that we don't mail to them again.
