Knowing the land is not the same as knowing the house.

When I show land or a farm, I bring onX on my phone. It's a mapping app built for hunters. I use it to walk buyers right up to the property lines.

On a 20-acre parcel, that matters. Where does the timber stop being yours? Is the creek inside the lines? Does the building site sit where you think it does?

A plat map on a kitchen table doesn't answer that. Walking it does.

It isn't a survey, and I don't treat it like one. It does show you where you're standing.

Fall is a good time to walk land. The brush is thinning out and you can see farther into the timber. Wear boots.

West side neighbors: fall checklist before the water comes down.

You've probably done this for years. It's still worth a reminder, because the first cold snap never waits.

- Check dock cables and anchor points before the drawdown
- Shut off and drain the water line to the dock
- Winterize the boat, or get on your marina's list early
- Clean the gutters after the leaves drop, not before
- Walk the shoreline while the water's low and look over the seawall

Ten minutes in October beats a repair bill in April.

Thinking about a lake place? Come look in October, not just July.

My family has spent summers at this lake for three generations. Then I moved here full time, and I learned what summer doesn't show you.

Summer shows you the lake at its best. Fall shows you the lake as it is.

The coves get quiet. The weekend boat traffic thins out. The water comes down for winter, so you see how the dock really sits and how long the walk is. You find out what stays open on your side of the lake and how far it is to groceries in Camdenton.

If a place still feels right in October, it'll feel right for years.

You make the drive. I'll make the weekend count.
