1. How long have you worked in this specific area?
2. How quickly do you respond when a client reaches out?
3. How many clients are you working with right now?
4. What kind of buyers do you specialize in?
5. What mistakes do you see relocating buyers make most often?

Prices, commutes, and the character of a neighborhood can change from one zip code to the next.
In a market that moves this quickly, an agent's current, on-the-ground knowledge matters far more than their billboard. The most-advertised name isn't automatically the RIGHT one for where you're landing.

That “top agent” you found online? They may have just paid to be there.
Most online sites — Zillow, Google, the big referral directories — make their money from agents, not from you. Agents pay for better placement, more exposure, access to your zip code. That buys them the top of the list. It does not make them the RIGHT Realtor for your move.
Online reviews don't tell the whole story either. A long row of five-star ratings means an agent is good at collecting reviews. It says nothing about whether they know the neighborhood you're moving to, or whether their style fits yours.

The busiest agent closes a lot of deals. That often means you become one of many — handed off to an assistant, moved quickly through a system built for volume, not for you.
