📬 Florida Homeowners: Watch Your Mail for Your TRIM Notice

Did you buy a home in 2026? If you bought a home in 2026, especially if you bought a new construction house this is for you!

TRIM Notices are being mailed, and this is one piece of mail homeowners should not overlook.

Your TRIM Notice (Truth in Millage) shows your property's assessed value, exemptions, proposed property taxes, and other important information used in determining your tax bill.

Take a few minutes to review it carefully. If you believe the county's valuation of your property is incorrect, there is a limited window to challenge the assessment. The deadline will be shown on your notice.

And yes, it can be worth questioning.

As a local REALTOR® Since 2004, I have personally seen property valuations adjusted after a homeowner challenged an assessment and provided information supporting a different value.

A few things to check:

🔸️Is the property information accurate?
🔸️Are your exemptions showing correctly?
🔸️Does the assessed value seem reasonable based on your property and current market conditions?
🔸️What is the deadline if you want to question or appeal the valuation?

Remember, a "property tax assessed value" and a "home's current market value" are not necessarily the same thing. If you're unsure whether the value on your TRIM Notice makes sense compared with today's real estate market, I’m happy to help you review recent comparable sales.
