Hillsborough County Pet Resource Center has two upcoming events to help you care for your pets—or meet your next four-legged family member.

Beginning at 10 a.m. at the Hillsborough County Fairgrounds, the PRC team will provide free rabies vaccinations, microchips and registration tags while supplies last.

𝗙𝗢𝗥𝗗’𝗦 𝗚𝗔𝗥𝗔𝗚𝗘 𝗥𝗜𝗩𝗘𝗥𝗩𝗜𝗘𝗪: 𝗠𝗔𝗡𝗔𝗚𝗘𝗠𝗘𝗡𝗧 𝗛𝗜𝗥𝗜𝗡𝗚 𝗨𝗡𝗗𝗘𝗥𝗪𝗔𝗬

For everyone following Ford’s Garage (23 Restaurant Services) at the southwest corner of U.S. 301 and Alder Green Drive in Riverview—south of Simmons Loop and north of Paseo Al Mar Boulevard—there are some new signs of progress.

The restaurant, at 10475 Alder Green Drive, has posted openings for Restaurant Manager and Restaurant Managing Partner. The Managing Partner position requires at least three years of restaurant management experience. Listed benefits include performance-based bonus opportunities, medical insurance for full-time employees, a 401(k) and employee discounts.

County records also show an alcoholic beverage zoning verification application submitted Sept. 28, another step in the restaurant’s alcohol licensing process. The county previously approved its restaurant alcohol special use in July 2024.

The construction inspection history lists 20 individual inspections dated from March through Sept. 18. Together with the management recruitment and recent licensing paperwork, those developments suggest an opening is getting closer, although no opening date has been confirmed.

I’ve reached out to the company for an updated timeframe and will share more as details become available.

Brandon’s dining choices are getting a fresh addition. Just Salad is coming to 11011 Causeway Boulevard in the former Tropical Smoothie Cafe space, just east of I-75 near Costco and Walmart.

Despite the name, the menu goes beyond greens, with wraps, warm bowls, soups and smoothies alongside its salads. The quick-service concept offers another option for lunch or dinner, whether you’re dining in or grabbing something to go.

Founded in 2006, Just Salad highlights homemade dressings, freshly prepared proteins and fresh ingredients. The company also offers a reusable bowl program aimed at reducing disposable packaging.

The Brandon restaurant will join Tampa Bay area locations in South Tampa at 3810 W. Neptune Street, Suite B112, and Odessa at 16110 Preserve Marketplace Boulevard.

Signage plans show the proposed Just Salad signs and a purple entrance awning. The accompanying slides give you a look at the planned exterior, the location and some of the company’s food offerings.

Another new business is joining the growing area around U.S. 301 and Paseo Al Mar Boulevard—and this one is for our four-legged family members.

Petfolk is calling its upcoming clinic the Apollo Beach location. It will be at 10322 Paseo Al Mar Boulevard, adjacent to the new dental practice near Wawa on the northwest corner of the intersection.

Revised construction plans show a roughly 2,176-square-foot interior buildout with six exam rooms and dedicated surgery and dental spaces.

The company lists primary care, sick visits, urgent care, diagnostics, surgery and dental care for this location. Across its practices, Petfolk’s services include wellness exams, dog and cat vaccinations, flea, tick and heartworm prevention, nutrition guidance, anxiety and behavior care, chronic disease management and dermatology, along with imaging and lab testing.

For those asking about this property, plans show 42 single-family homes on approximately 14.37 acres south of Boyette Road, across from Village Center Drive and east of Raulerson Road. Mattamy Homes USA is listed as the owner. “Boyette Fishhawk” is the project name, rather than the final community name.

Minimum lots are 60 feet wide by 120 feet deep, with 5-foot side setbacks and a minimum 10-foot separation between homes. Five-foot side setbacks are common—our own community was built in the late 1990s with the same setbacks, as were many others.

Plans include an entrance from Boyette Road and two stormwater pond areas totaling approximately 1.45 acres.

Broader planning for improvements to Boyette Road is Hillsborough County’s responsibility. Developers provide required community roads, access improvements and any additional transportation improvements or contributions required by the county.

Six new synthetic-turf fields are planned at the Southshore Sportsplex at 6110 Waterset Blvd. in Apollo Beach: five softball fields and one baseball/softball field, along with covered dugouts, concessions, public restrooms, parking and related site improvements.

Some extras are optional, including batting cages, covered bleachers, a pavilion, storage and maintenance buildings, and separate dog park areas for large and small dogs. Whether those get built depends on pricing and which options the county approves.

The county estimates the base work at $12.65 million, plus another $2.77 million for eight optional bid items. The final contract price will depend on the bids and selected options.

The bid also includes an 8% Small Business Enterprise participation goal—meaning certified small businesses would handle part of the work or supply materials.

𝗪𝗛𝗘𝗡 𝗗𝗢 𝗦𝗛𝗢𝗩𝗘𝗟𝗦 𝗛𝗜𝗧 𝗗𝗜𝗥𝗧?

Contractor bids are due Monday, October 5, at 2 p.m. County staff then review the bids and recommend a contractor that meets the requirements.

County staff told me they hope to bring that recommendation before county commissioners in December, if everything goes smoothly.

Board approval still leaves contract paperwork to finish. Then comes the Notice to Proceed—the county’s official green light to begin work—followed by equipment arriving and site preparation.

Based on that tentative December target, my estimate is spring 2027 for construction to begin. That could change. The county has not announced a start date.

My Opinion: There has to be a faster way. Giving a qualified contractor a steady stream of county jobs could encourage better prices and cut the repeat work of bidding every project separately.

Less delay, less paperwork and potential savings for taxpayers—a potential win-win-win.

Sofresh is coming to The Yard at Waterset in Apollo Beach. Plans identify the restaurant at 6245 Seawind Ct., Suite 104, and leasing materials list a 1,448-square-foot space in building R4. SoFresh also lists Apollo Beach as “Coming Soon” on its website.

The restaurant’s current menu includes warm bowls, salads, wraps, quesadillas, smoothies and juices. Customers can choose from signature dishes or build their own meals, with options for a range of dietary preferences. The submitted plans show the proposed interior design, including the counter area and colorful wall and window graphics.

No opening date has been announced. I’ll share an update when one is available.
