As a Realtor representing a buyer, I help the client find the best property, at the best price, which

meets the client's needs, and to navigate the transaction through escrow while protecting the client's interests. My duties as a Realtor representing a seller are similar, and include marketing the client's property in an attempt to find a qualified buyer, and obtain the best price for the seller. In both instances, I handle negotiations between the buyer and seller, acting as intermediary for her client. I also have certain duties to my social media platform, where I keep everyone informed on a daily basis on the status of the Real Estate Market, as well as handy articles on homes, lifestyle, and current events happening in my area. Tips when listing your home:

If your home has an animal odor it may be best to have the animals removed from the home during the listing period. This has the added benefit of making showings easier.

At other times, the odor may be due to the poor health of the residents, the fact that the property has been shut up for a long time, or due to the age of carpets and furnishings.

While many products remove odors, one inexpensive solution is to cut open a bag of charcoal briquettes lengthwise and leave it in the home for several days. The charcoal absorbs the odor, and provided the source of the odor has been removed, the odor should not return. Depending on the property, more than one bag may be required.

Odors drive buyers away, so take steps to eliminate any odors that buyers may find objectionable.

In my 13 years I've only had 1 client fall victim. Still, that was 1 too many.

While scams attempted by hackers posing as title companies are nothing new—cases have been reported for almost a decade—sophisticated criminals may still target clients preparing to close a home purchase.

Here's a quick run-through of this scam.

Criminals hack into a title company's email accounts and steal information pertaining to future closings.

Next, they will steal company letterhead, email addresses, and other materials to prepare a fake email to send to buyers.

The buyer receives the fake email that contains a request for them to wire money to an account as part of closing the purchase.

Other hackers may contact you and pretend to be looking for a quick sale for a property. This is after they have stolen the real owner's Social Security number, driver's license number and other personal details.

Piggyback loans: This is an 80/10/10 loan, where the borrower obtains an 80% first mortgage and a 10% second mortgage, with 10% down. This loan’s advantage is that the buyer can avoid paying PMI. The 80% portion of the loan is usually a 30-year fixed-rate mortgage, and the 10% second mortgage is a home equity line of credit. A condo alternative is a 75/15/10 (interest rates are higher for condominium loans if the first mortgage exceeds 75%). Another advantage of the piggyback loan is that borrowers may be able to pay off the second mortgage without having to refinance the entire loan, reducing their monthly housing payments.
