Often buyers will try to negotiate older yet operating systems in a property. I almost always try to point out the systems in a property while showing homes if the buyer has interest in writing an offer. These things should be taken into consideration while making an offer. A great agent will have some "ballpark" idea of replacement cost. I feel blessed in this arena that I was previously a licensed contractor and am versed in the scope of repair and maintenance issues. AI or an absent agent cannot represent a buyer properly and could cost an uneducated buyer a huge amount of money.
Your buyers agent is vital to your investment.
