Our buyers, Jesus and Jacielle, entered the market knowing they were competing for a highly desirable Arcadia property. During the inspection period, the reports revealed several major health, safety, and high-cost concerns, including termite damage, sewer-line defects, electrical issues, roofing concerns, lead-containing materials, chimney repairs, and non-tempered glass. Although the buyers had initially agreed not to request repairs, we carefully reviewed the findings and narrowed the request to the most significant items rather than presenting the seller with an excessive list.
Through focused negotiation, we were able to obtain a substantial seller credit for our clients, along with completion and clearance of the termite Section 1 work. This helped reduce their out of-pocket expenses and gave them additional resources to address the property’s most important repairs after closing.
