If you're thinking of selling, here are my top 3 tips:

1. Prioritize repairs over upgrades
Before you put your home on the market, you should determine what needs to be done to enhance its salability by asking yourself what would you yourself look for if you were moving into a new home. With that in mind items like repainting your home's interior, removing old carpet should be considered before moving on to upgrades.

2. Professional Photography is a non- negotiable.
A home's first showing takes place online. You won't be able to get interested buyers in the door if the photo impressions online don't catch their eye. Professional photographers have a trained eye and are able to capture your home in its best light.

3. Price your home in line with the market.
It is so tempting to inflate list price because by now we've all heard it's a Seller's market, but pricing your home in line with the market is one of the most valuable things you can do. The goal is to increase visibility and send buyers your way. A high price tag doesn't necessarily mean a big pay day, but it can actually deter buyers. So, just save time and price your home right the first time.
