A lot of buyers I talk to around DFW are waiting for rates to drop before buying.

I get it — that sounds like the smart move.

But here’s the part people don’t always think about…

When rates drop, a lot more buyers jump back into the market at the same time. That usually means more competition, more multiple offers, and homes selling faster.

Right now there are actually more homes to choose from and buyers have a little more room to negotiate than they did a couple years ago.

Something I tell people all the time:
You can always refinance your rate later if rates come down.

What you can’t do is go back and buy the house you liked once someone else already got it.

Every situation is different, but sometimes buying when the market is quieter can actually work in your favor.

If you’re curious what the numbers would look like in today’s market, I’m always happy to run scenarios.

Applying for a Mortgage? Here is what not to do during the process.

Don't make any large purchases

Don't cosign for loans (could offset DTI and affect credit)

Don't deposit large amounts of untraceable cash

Don't apply for new credit (causes red flags and has to be explained)

Don't close old accounts that report to credit (could drop score)

Do Talk to your lender before doing anything that could affect your buying power. Be patient it will be worth it.
