🗓 In 2008 I worked on my first pre-foreclosure/short sale real estate deal. In 2011 I opened up my own real estate brokerage specializing in pre-foreclosures and short sales.
🗓 In spring 2020 foreclosures basically came to a halt under the CARES Act which was a temporary Covid-19 forbearance relief for federally backed loans. It was not a forgiveness but allowed homeowners options with no late fees or penalties. Most of these extensions expired summer of 2021 but a few lasted into 2023.
🗓 By 2024 foreclosures were in full swing again BUT there was a big difference from a decade plus earlier. A lot of homeowners actually had equity. They could sell their home, payoff their mortgage, and pocket some money.
⏰ In 2026 foreclosures are still happening YET some homeowners have equity and others don’t. Those who have equity are quickly finding out that equity quickly goes away when late fees and attorney fees are added to their payoff.
