It’s been quite a while since I’ve posted anything on the business site. Thought I should get back to it!

My Custer County work began with title examination. Phyl Gibbs became my mentor, as he was to many landmen of that time. He kept me in line concerning anything I encountered in research or reporting of land titles.

After three months or so, the client requested that we collect landowner abstracts covering a drilling unit which included a large portion of the town of Custer City. Somehow, the word was passed around and we set up in a storefront office in Custer City. Landowners in the unit would bring in their abstracts, we would give them a receipt and a promise to update the abstract.

The second day, an older gentleman came into our storefront office, came to me and said that our company had previously extended offers to lease his land and he would now be willing to lease if we would also lease his grandson's town lot. I took his contact information and told him I would talk to my boss and call him that night.

I called Phyl, who, of course, knew all about it. The older gentleman had been approached several times by several different landmen trying to hammer out a lease deal. Phyl instructed me to burn up the phone line to make the deal.

I called, got him on the phone, told him we would accept his offer and I would meet with him the next day to get the leases signed. Then I drove back to Clinton and met with Phyl, we prepared the leases together. He had all the information needed to complete the leases. Then we went over the lease signing procedure.

The next day I drove to the gentleman's farm with my recently acquired Notary Seal and met with him and his grandson. Wrapped up the deal and headed back to the hotel. That wrapped up our week so, as always happened on Friday, we headed back to Edmond to the office to turn in our work and get the next weeks instructions.

I handed JImmy the leases and he kept saying "This just doesn,t seem right". It turned out that lease negotiations on the 200+ acres in prime area had broken off a couple of months earlier and my first leasing experience was sort of a fluke! Everyone was pretty pleased about it and I was now a little more familiar with oil and gas leasing.

Following my short tenure securing Cheyenne Arapaho Oil and Gas Leases, Denny and Steve asked if I liked the work and said that they had no more work at the time but they had contacts with whom they would help me connect. I went to work for Jimmy Carpenter in Edmond. I met with Jimmy on Monday morning. He put me with Glenn Myers, we traveled to Chandler, the County Seat of Lincoln County, OK. We walked into the County Clerks office and he got me started checking title. The next day Glenn changed jobs, Jimmy said get after it Hardie and I went back to Chandler to try to finish up the quarter section I had been working on the previous day. I pulled out an index book and tried to find my section but none of the names matched. Decided to look at the next Index Book and hit pay dirt. Finished up at closing time and went home to my trailer in Stillwater. The next morning, Jimmy put me with Phyl Gibbs to show me how to prepare Ownership Reports. We finished up and I was told to meet Phyl the next morning in Clinton, County Seat of Custer County, OK the next morning and be ready to stay at a hotel through Friday. I was hooked already. I had gotten my first raise, to $60 per day, I was living high!

A day or two after I received my Masters Degree from OSU in December, 1979, The head of the Communication Department, Dr. Fred Tewell, called me and asked if I would be interested in working a short project for his son and his son’s business partner, I said yes and was put in touch. His son Denny and his partner Steve had purchased some Oil and Gas Leases at a Cheyenne Arapaho lease auction. I may not be completely accurate but, it seems that each Tribal group has different rules as to their Oil and Gas leasing procedures, depending on their treaty with the US, have worked with many tribes. The agreement was $50 per day and $0.25 per mile. It was my job to find each mineral owner on the list supplied by the Cheyenne Arapaho Agency. The list supplied previous addresses for many of the mineral owners. Began my search in Blaine County, Geary, Watonga and Canton. Started getting leases signed the first day. I got to Watonga at dusk and went to the address listed. Knocked on the door, confirmed identity, told him I needed an Oil and Gas Lease signed. He invited me in, there was a cow in his living room. I made no acknowledgment of the cow and he didn’t mention it either. Said he would sign for $2.00 and a ride to the liquor store, which I jumped at. In the two weeks the project took me more than 2000 Miles in Northwestern Oklahoma. Got about 3/4 of the leases signed but my search was enough to get the head of the Cheyenne Arapaho agency to sign off on the remaining leases.

Hardie Land Services, Inc. has also provided support in right-of- way acquisition and site acquisition for pipelines, fiber-optic cable installation, cellular antenna sites and other land acquisition projects, including land title examination and landowner negotiation with both private landowners and governmental landowners, Federal, State, County and City, also in multiple states.

Hardie Land Services has also represented private landowners in oil and gas lease, right-of-way, damage settlement and other land rights negotiations and in many other land related activities, both surface interest and mineral interest.
