My Custer County work began with title examination. Phyl Gibbs became my mentor, as he was to many landmen of that time. He kept me in line concerning anything I encountered in research or reporting of land titles.
After three months or so, the client requested that we collect landowner abstracts covering a drilling unit which included a large portion of the town of Custer City. Somehow, the word was passed around and we set up in a storefront office in Custer City. Landowners in the unit would bring in their abstracts, we would give them a receipt and a promise to update the abstract.
The second day, an older gentleman came into our storefront office, came to me and said that our company had previously extended offers to lease his land and he would now be willing to lease if we would also lease his grandson's town lot. I took his contact information and told him I would talk to my boss and call him that night.
I called Phyl, who, of course, knew all about it. The older gentleman had been approached several times by several different landmen trying to hammer out a lease deal. Phyl instructed me to burn up the phone line to make the deal.
I called, got him on the phone, told him we would accept his offer and I would meet with him the next day to get the leases signed. Then I drove back to Clinton and met with Phyl, we prepared the leases together. He had all the information needed to complete the leases. Then we went over the lease signing procedure.
The next day I drove to the gentleman's farm with my recently acquired Notary Seal and met with him and his grandson. Wrapped up the deal and headed back to the hotel. That wrapped up our week so, as always happened on Friday, we headed back to Edmond to the office to turn in our work and get the next weeks instructions.
I handed JImmy the leases and he kept saying "This just doesn,t seem right". It turned out that lease negotiations on the 200+ acres in prime area had broken off a couple of months earlier and my first leasing experience was sort of a fluke! Everyone was pretty pleased about it and I was now a little more familiar with oil and gas leasing.
