Tulsa buyers can save more than $20,000 on a new construction home right now, and the savings come from two places most buyers never add together.
The first is local and immediate. Simmons Homes is offering up to $20,000 in buyer incentives for buyers who finance through the builder's preferred lender. The second is the long game. Realtor.com's new Total Cost of Ownership report found that new construction buyers save an average of $25,335 over ten years compared to buyers of 20-year-old homes, driven by lower energy costs, fewer major system replacements, and builder warranty coverage. In 16 of the 300 largest metros, that ten-year savings fully erases the upfront price premium.

Ten years ago Mike David sat down with me and my son and spent an afternoon teaching us something he did not have to teach us.

In 2018, my son Tyler and I began volunteering together at Night Light Tulsa, the weekly Thursday night outreach program run by City Lights Foundation of Oklahoma under the I-244 bridge at Maybelle Avenue and Reconciliation Way in downtown Tulsa.
What began in September 2013 with founder Sarah Grounds walking around asking people if they wanted their feet washed has grown into one of Tulsa's most impactful community programs, drawing 300 to 350 guests and up to 100 volunteers every single Thursday. The mission is simple and profound: every person has value and should be treated with dignity, and everybody has something to give.
City Lights is also developing City Lights Village, a 23-acre master-planned community of permanent affordable housing for Tulsans experiencing homelessness. For anyone in the Tulsa business community who wants to give back in a meaningful, consistent way, Night Light Tulsa is one of the most accessible and impactful volunteer opportunities in our city.

Before you tour new construction, somebody should be vetting the builder. That somebody is your agent! Model homes are designed to sell you. Model homes will not tell you about previous delayed closings, warranty, fine print, or the punchlist that never gets finished. The Birch Co. has completed more than 250 homes in Tulsa since Angus Martin founded the company in 2017. My 50th birthday gift was a book from one of my most remarkable friends.
The Noticer by Andy Andrews. I finished it fast and have not stopped thinking about it since.
The part that stopped me: 92 percent of what we worry about will never happen, has already happened, or is completely outside our control. Only 8 percent deserves our actual attention.
That perspective changed everything! 🤯🤯🤯
The book speaks directly to how I advise buyers and sellers in Tulsa. A seller who focuses on what their home offers rather than what the market is doing almost always outperforms one who leads with fear. A buyer who understands that homeownership builds generational wealth is making a decision rooted in wisdom, not just timing.
