A criminal created a title company email that looked eerily close to the actual title company. My client wired $65,000 to criminals the day before closing.
For two weeks every email they received looked legitimate. The address looked right. The employee name was even correct. The wiring instructions looked completely real. But, none of it was!!!
After 48 hours involving federal authorities and the bank, we recovered most of the money. The closing happened. But those 48 hours are something I will never forget, and neither will my client.
The rule is simple. Before you wire any money in a real estate transaction, call the title company directly using a phone number you looked up yourself. Not a number from an email. A number you found independently. Verify verbally. Every single time.

Most Tulsa sellers handle the inspection report wrong and it costs them. After 25 years of negotiating real estate transactions in Tulsa I have watched the same mistakes show up repeatedly: treating the report as an all-or-nothing negotiation, not understanding the difference between items that must be addressed and items that are simply documented, and bringing emotion to a conversation that requires strategy.
