• This median price is actually up 1.4% from last July.
• However, new listings increased by about 4.5% while closed sales and under-contract deals dropped.
• Because more homes came on the market than buyers were willing to commit to, buyers now have more options and created more competition for sellers.
• Currently, we are sitting near 3.5 months of supply, putting us in a "middle zone" market.
• Buyers and their lenders are strictly double-checking prices and comparables on every single listing.
