We’re starting June with a market that continues to show steady demand and limited inventory across Pima County.

📊 This week’s snapshot:
💰 Median List Price: $420,000
📦 Inventory: 3,265 homes
📈 Market Action Index: 36
⏱ Median Days on Market: 70
📉 44% of listings reduced price
💸 Median Rent: $1,895

📈 What this means:
Inventory tightened again this week while the Market Action Index held steady at 36, showing demand continues to outpace supply.

At the same time, pricing has remained relatively flat for several weeks, and nearly half of the listings are still adjusting prices. That tells us buyers remain value-conscious even in a seller-leaning market.

✔ Sellers continue to benefit from lower inventory
✔ Buyers still find opportunities through pricing strategy and patience

This continues to be a “real stats, not headlines” market.

395 properties went under contract across Southern Arizona between May 17th–May 23rd.

That’s nearly 400 homes where buyers and sellers decided it was still the right time for their next move — despite all the mixed headlines and opinions surrounding the market.

One thing these weekly numbers continue to show:
Real estate doesn’t completely “pause.”

People still relocate.
Families still grow.
Retirements still happen.
And many buyers are still looking at long-term stability over short-term noise.

What stands out to me this week is the jump back up in pending activity compared to the prior week. It’s a good reminder that local market momentum can shift faster than online conversations sometimes suggest.

The Tucson area market still feels more balanced and negotiation-driven than the frenzy years, but activity is clearly still happening.

As we head through Memorial Day week, the Tucson market continues to show steady spring demand with inventory tightening once again.

📈 Market Action Index: 36
⏱ Median Days on Market: 63
📉 44% of listings reduced price

📈 What this means:
Inventory continues to edge lower while demand remains strong enough to keep the Market Action Index elevated at 36.

That’s 335 homes where buyers and sellers decided their next move mattered more than waiting for perfect conditions.

The interesting thing about this market right now is that it feels much more intentional than reactive.

People are taking a little more time.
They’re comparing options more carefully.
Negotiations matter again.
Pricing matters again.

But the market is still moving every single week.

Pima County Market Update • May 18, 2026

The median list price in Pima County is currently $419,990, with the Market Action Index sitting at 36 — still reflecting a slight seller’s advantage locally.

One of the more interesting things in this week’s numbers:
Inventory has decreased again to 3,325 homes, but prices have largely stayed steady over the past several weeks.

That tells us the market isn’t overheating right now, but it also hasn’t slowed enough to shift fully into buyer territory either.

In other words:
The Tucson market continues to move, just at a more balanced and strategic pace than the frenzy we saw a few years ago.

A few numbers that stood out to me this week:
• Median new listing price: $399,900
• 44% of listings had price reductions
• Median rent: $1,895
• Median days on market: 63

The headlines often make real estate sound extremely one-directional, but local markets are usually much more nuanced than that.
