I have recently joined a new real estate office , Century 21 in Royal Oak and they have a minimum commission fee of $2500. So if you’re looking for a house in Detroit area under $50k please be aware buyer is responsible for paying up to $2500 towards commission at closing. For instance, if a house is $25K and the seller is paying $1k for buyer agent commission, you would be responsible for paying the other $1500 at closing. Also, I am a licensed mortgage originator and can get you pre approved for a FHA loan with a 580 or greater credit score. With FHA you can afford a much more move in ready home and it’s only 3.5% down. Seller pays 3% commissions so you don’t have to pay anything to me at closing. So in short, your best bet is to let me see if I can get you pre approved for a FHA loan! It’s more cost efficient and this is going to be your home so why not get something you love and don’t have to sink a lot of money into right away? Message me for my application.

If you are looking for a house less than $50K in the Detroit area private message me and I will let you know how I can help you . Most of the houses in Detroit under $50k need a lot of work which means you’ll need enough cash to rehab . Also to purchase many of the homes in that price point are cash only. The sellers do pay a certain amount towards the buyers agent commission , for instance a $25k house may pay $1k for buyers agent commission , which means the buyer will be responsible for paying the $1500 for the rest of my commission at closing. I am also a licensed lender now too however and can get you pre approved for an FHA loan that only requires 3.5% down. Private message me for my application.
