Every house has a story, and sometimes selling a home is about much more than just the property.

When we first connected with this homeowner, the property was in very poor condition and had accumulated a lot of belongings and debris inside and around the home. The owner was dealing with physical challenges and financial pressure, and keeping up with the property had simply become too much.

This wasn’t an easy closing. Because the home was a mobile/manufactured home, there were several documentation issues that had to be resolved. We worked through the process of converting the home to real property and also helped navigate existing liens and other issues that needed to be cleared before closing.

It took time, patience, and a lot of coordination—but we got it done. 🙌

The homeowner was able to sell the property as-is, address outstanding debts through the closing, and move forward with a fresh start. No repairs. No cleaning everything out. No trying to figure out all the paperwork alone.

Some deals are simple. Some take real work.

We recently helped an out-of-state seller close on a manufactured home property that had major title and paperwork issues and was essentially considered a “ghost house.” We worked closely with attorneys, title professionals, and DMV inspectors to trace the history, resolve older legal issues, and make sure future owners will not face the same problems if they ever decide to sell.

On top of that, unexpected property issues kept coming up, but we stayed committed, found creative solutions, and honored the price we promised our seller. In about 70–75 days, we got it closed and gave the seller a smooth, white-glove experience with strong communication the entire way, without them needing to take time off or deal with the stress.
