Home appraisals are changing.

Fannie Mae and Freddie Mac are rolling out a new appraisal system that gives appraisers a more detailed and standardized way to report a home's condition, improvements and features. The new system becomes the standard for new appraisal submissions beginning November 2, 2026, although temporary lender exceptions are available.

So what does that actually mean if you're buying or selling a home?

Here are two examples:

🏡 You remodeled the kitchen, replaced the flooring and painted the house.

You might call your home “fully remodeled.”

Under the new appraisal guidelines, that doesn't necessarily mean the entire home is considered fully remodeled. A home with several updated rooms may still be treated differently from a home that underwent a major, whole house renovation.

🔨 You spent $75,000 updating your home.

That doesn't automatically mean your home is worth $75,000 more.

The appraiser still looks at the overall property, its condition and comparable sales to determine whether the market supports the value.

What you call “updated” and what an appraiser considers “fully remodeled” may be two very different things.

And when financing is involved, the appraisal matters because the lender needs the property to support the loan.

Before spending thousands preparing your home for sale, know which improvements buyers will pay for AND which ones may actually help support your home's value.

That is where strategy matters.

WHAT DOES YOUR HOA ACTUALLY COVER?
🏡 Two homes can have the same HOA fee and give you completely different value.
Before buying, I want to know:
• Is the roof covered, or is it your responsibility?
• Exterior maintenance and paint?
• Landscaping?
• Insurance on parts of the structure?
• Amenities?
• How healthy are the reserves?
• Any special assessments coming?
That $300 HOA may actually cover expenses you'd otherwise pay yourself.
And that $150 HOA? It may cover very little.
Don’t just ask, “How much is the HOA?”
Ask, “What am I getting for it?”

🏡 Think Mountain House is almost built out? Not even close.

Here’s a number most people probably don’t know:

According to the City’s published housing data, 7,755 primary homes were still remaining to be permitted across Mountain House’s existing and future neighborhoods.

And 3,502 of those are planned within future areas including Lakepoint, Palm Lake and Town Center.

Here’s why I’m watching this as your local Realtor:

More homes mean more choices for buyers, but also more competition for existing homeowners when it’s time to sell.

And new construction has significant development costs built into the equation. In some residential categories, just two of the City’s listed impact fees add up to roughly $45,000+ before several other applicable fees are added.

So no, Mountain House isn’t finished.

The next phase is already taking shape, and understanding where and how we grow matters when you’re deciding whether to buy, sell or hold here.

TRACY is planning what the city will look like through 2050. 🏡

The City of Tracy has officially started its General Plan 2050 update.

WHY DOES THIS MATTER?

It can help shape where Tracy grows, how land is used, transportation, businesses, parks, infrastructure and future development.

And residents actually get a voice in the process.

The City is planning workshops, surveys and public meetings so the community can weigh in on Tracy’s future.

I’ll keep sharing the updates that could matter to homeowners, buyers and investors as this moves forward.
