Just got a call about a lady who has been dating a man for 7 years. She moved in with him 5 years ago into a home that he had purchased alone when they began dating. When she moved in they refinanced the mortgage to a better rate. She is a nurse and has good income and a great credit score. But she was never put on the deed. Well he just died suddenly. He was diagnosed with stage 4 cancer and dies within several weeks of the diagnosis. She knew he was a married man when they met but he had been separated from his wife for about 10 years. So guess who is entitled to the house and guess who has to keep paying the mortgage so as not to ruin her good credit. With hiking season upon us, for those of us age 62 and older you can get a LIFETIME Federal Park pass for $80.00. The pass allows entry by everyone in your car as long as one of you is a pass holder. Quite a deal.

I am getting more and more calls from non-married partners who have made contributions, both monetary and non monetary, to their partner's house. They are not on the deed and they have no wills. If you've got a life partner but no marriage, estate planning is a must. Without it, neither of you will inherit from each other—and neither of you will have a say in the other's end-of-life medical care.

If you die without a valid will, Maryland state law will dictate where your solely owned property goes after your death, and it won't go to an unmarried partner. Instead, if you have no children, your closest relatives, including your parents, would inherit. Similarly, only your spouse or someone you've appointed in a valid power of attorney is allowed to make medical decisions on your behalf if you're incapacitated. You need to contact an attorney to make sure your contributions are protected.
