If you own a home in Toms River and you've been checking Zillow to get an idea of what it's worth — stop.
Zillow's algorithm doesn't know if your street backs to water. It doesn't know your flood zone. It doesn't know that the house two blocks over that sold for $80,000 less was in an AE flood zone with mandatory flood insurance.

If you're selling a long-held home in Ocean County, there's a good chance New Jersey is going to hold back money at your closing that nobody warned you about.
