Why does The Woodlands pay Houston if we aren’t even part of Houston?

That question comes up a lot — and the answer goes back decades.

The Woodlands is not a city. We’re an unincorporated community governed by The Woodlands Township. But because much of The Woodlands was historically within Houston’s extraterritorial jurisdiction, annexation became a very real concern.

After Houston annexed Kingwood in 1996, local leaders worked to protect The Woodlands. That eventually led to the 2007 Regional Participation Agreement.

Under that agreement:
• Houston agreed not to annex The Woodlands for 50 years
• The Woodlands contributed money toward regional projects
• Residents gained the ability to determine our own future form of government
• The payment agreement was structured to last much longer than the annexation protection

Texas annexation laws have changed significantly since then, adding even more protections for residents.

Here are 3 signs your home may be priced too high:

1. You’re getting showings…but no offers.
2. Similar homes nearby are selling while yours sits.
3. Buyers keep saying, “We love the house, but…”

That last part usually means “…not at this price.”

The market doesn’t care what Zillow says, what your neighbor sold for two years ago, or what you need to walk away with. Buyers decide what your home is worth today.

I am out here in Spring, TX 77373. This is a home we just purchased. We do need to do at least four days of clean out in order to see what we’re dealing with. We’ve got a lot of drywall issues a lot of holes in the wall, but anyway, this will be a good project. Keep on following for more
