If there’s one thing people don’t always see behind the scenes in lending… it’s how much we laugh.

This team isn’t just talented, experienced, and committed to serving our clients—they’re also some of the most fun people I get to spend my days with. We work hard, we solve problems, we navigate complicated scenarios… and somehow, we still manage to laugh our way through it all.

This photo pretty much sums up our dynamic: a little chaos, a lot of humor, and a whole bunch of genuine connection. When you love the people you work with—and you can truly be yourself around them—it makes even the busiest days feel lighter.

One of the best parts of what I do is the people I get to do it with—and Grant is a huge part of that.

Not only does he keep our day-to-day running smoothly, he’s also a licensed loan originator with a genuine passion for helping first-time homebuyers. His ability to break down programs, explain options clearly, and guide clients through their very first purchase is something I deeply respect. There’s a lot of noise in lending, especially for buyers who are just starting out, and Grant has a way of making the process feel approachable, organized, and achievable.

There’s something special about gathering around a table with local realtors here in The Woodlands, Texas—sharing knowledge, swapping stories, and sharpening the tools we all use to serve our clients better.

I had the opportunity to teach this class recently, and what I love most is that every person in the room shows up ready to learn, ask real questions, and dig into the parts of lending that truly impact buyers and sellers. These conversations matter. They’re what help agents guide their clients with confidence instead of just relying on assumptions or outdated rules of thumb.

Whether we’re breaking down loan estimates, comparing programs, or talking through scenarios that pop up every day in this market, my goal is always the same:

Make lending clearer, simpler, and more strategic for the people on the front lines of real estate.

Stepping into my 22nd year in the mortgage industry has me reflecting on what truly matters in this business: people, stories, and trust.

I’ve built my career by sitting down with families, investors, first-time buyers, and those rebuilding their lives—listening long before running numbers. Because a mortgage isn’t just a loan… it’s a path to stability, growth, healing, and sometimes even a fresh start.

Over the years, I’ve become well-versed in everything from traditional financing to complex, non-QM and hard-money solutions. But the real skill—the one I’m most proud of—is the ability to meet people exactly where they’re at and help them get where they want to go.

This photo feels like a snapshot of that journey: steady, committed, and still incredibly driven.

I’m grateful for every client, every referral partner, and every lesson along the way. And I’m excited for what’s ahead—continuing to serve Montgomery County, The Woodlands, and the surrounding communities with integrity, expertise, and a genuine passion for helping people move forward.

Not only do you ward off catastrophes for us every day by underwriting our loans before we go to contract, but you somehow manage to still cook us lunch,… share awkwardly long random stories when we’re super busy and don’t have time.. and more than that.. keep us laughing all day! Senor Limpio, you are the best!

ATTN: Major FHA Update
If you are not a U.S. citizen or green card holder and your residency status began after May 25, 2005, you will no longer qualify for an FHA-insured mortgage.

This change says a lot about where we are in today’s political climate. Policies are shifting, and it’s clear that housing access is becoming more restrictive for non-permanent residents. These moves not only limit opportunity—they send a powerful message about who is being welcomed into the dream of homeownership.

BUT—this doesn’t mean all doors are closed. There are still loan programs available with as little as 3% down that remain open to non-permanent residents. The industry is adjusting, and so must we. Knowledge is power—so share this with someone who may need to hear it.

Let’s stay informed, stay ready, and keep pushing for inclusive access to housing.

Great question — and the answer is: it depends.

If the other person (the primary borrower) has made the last 12 months of payments and can prove it with clear documentation (no cash payments), then that mortgage may not be counted against you when qualifying for your new loan.

If you’re also on the deed, property taxes, insurance, and HOA fees can also be excluded — but only if the other person pays them and that’s documented.

If you’re not on the deed, those extra costs are not counted regardless.

Important note: If the mortgage was with an ex-spouse and it was awarded to them in a divorce decree, the debt does not count against you — even if they haven’t made 12 months of payments.

Also, keep in mind: if the loan you co-signed was an FHA or VA loan, it could impact your ability to use those programs again, even if you’re not responsible for the payments.

Summary:
• 12 months of verifiable payments required to exclude the debt — no cash payments.
• Divorce decree awarding the mortgage to an ex? That debt doesn’t count against you.
• Loan type matters: FHA and VA loans come with added eligibility rules.
