More than a third of the homes for sale in Bell County had their price cut in July.
That is 690 price reductions out of 1,923 active listings (Realtor.com data via FRED, July 2026).
A price cut is almost never a market problem. It is a first-price problem. The first two weeks are the busiest a listing will ever be, and if the number is $20,000 high, those weeks go to somebody else's house in Temple or Belton. By the time the price comes down, the listing is sitting past 40 days and buyers assume something is wrong with it.
